Foreign Buyer Checklist

A checklist for buying property in Thailand.

You are buying in a country whose paperwork is not the paperwork you grew up with. Answer six short questions and this page keeps only the steps that fit your purchase. Every step opens a guide or a tool already on BAANLYY. Ticks stay in this browser until you leave. Print the list and take it to your lawyer.

FAQ

Frequently asked

The last two answers are copied from the BAANLYY help centre, so they stay in the wording already published there.

Does this checklist save my ticks? No. Ticks stay in this browser session and clear when you leave or refresh. Print the list, or use your browser's save-as-PDF, if you want a copy for your lawyer.
Is this legal advice? No. BAANLYY is not a law firm. Each step opens a guide or tool already on this site, and a step we do not cover is left as a question for your Thai lawyer.
Why did some steps disappear? The list follows the answers you gave. A land purchase hides steps that only apply to a condo, and company or spouse steps appear only when you choose them.
How do I calculate the true cost of buying?Use the Investor Tools. The purchase calculator adds the transfer fee, business/stamp tax, withholding tax and (optional) agent commission to the price, and lets you split who pays — buyer, seller, or 50/50 — to show your true net cost.
Can foreigners buy property in Thailand?Yes — foreigners can own a condominium in freehold provided foreign ownership in the building stays under 49%. Foreigners cannot directly own land, but can use a registered long lease or a properly structured company.
