How BAANLYY verification works
Nobody can publish on BAANLYY without being verified first, so every home you see here comes from an agent, owner or company whose documents we checked.
We verify the people and companies behind a listing, by checking their documents — and, separately, our own building and area research. This page says exactly which documents, and exactly where the check stops, because a badge that does not say what it covers is not worth anything.

The badge
One badge per listing, naming who we checked. There is no separate “verified listing” or “verified photos” mark: verification is what allows someone to publish at all, so it is true of every home here, and a badge that is true of everything tells you nothing.
Everything we verify
Four things, and nothing else. Documents go to a private store, are reviewed by a person on our team, and are deleted once the review is done — we keep the result, not the documents, and they never appear on a public profile.
How we verify buildings, towers and areas
Listings come from suppliers. The building and area research around them is ours, and is verified differently — fact by fact against sources, not by reviewing anyone's documents.
A building is published only once its core facts are individually verified: developer, completion year, floor count, unit count and exact coordinates. Each is checked against the best source for that particular fact — an official registration record where one is published, the developer's own project documentation, and corroboration across publishers that do not share a source.
Where sources disagree, the disagreement is the finding. A contradicted figure is not averaged and not guessed — it is withheld and the page says so. That is why some of our building records show fewer fields than a competitor's, and why some area pages carry a plain list of what we could not establish.
- Core building facts — developer, completion year, floor count, unit count, coordinates — are verified individually, not as a block.
- A fact that cannot be corroborated is withheld rather than estimated. We do not invent fields to fill a directory.
- Coordinates are pinned and graded against a second, independent pin before a building is published.
- Property portals are used to corroborate, never as a lone source — several portals republishing one another is one source, not several.
- Rent figures are computed only from BAANLYY's own managed and marketed inventory. We do not scrape competitor portals, and this is enforced in code.
- Areas below our minimum sample size are withheld rather than estimated, so a published figure always reflects a real sample.
- Every published claim is classified as verified, first-party, estimated or editorial — the framework is set out in full on our data methodology page.
The limits of our research
Building and area research is exactly that — research. It is not a survey, a title search, a valuation, or a legal or government record, and it is not a substitute for any of them.
Buildings change: units are combined, floors are re-numbered, juristic persons and management companies change hands, and registrations are amended. A fact that was correct when we verified it can stop being correct without notice. Estimated and editorial material — including rent ranges, scores, commute times and area assessments — depends on assumptions and on the sample available, and is published to help you compare, not to be relied upon as a measurement.
To the fullest extent permitted by law, BAANLYY accepts no liability for decisions taken in reliance on building, area, market or score data. Before you buy, invest, or sign anything, confirm the specifics with the land office, the juristic person, a qualified surveyor and your own legal and financial advisers.
Why we cannot verify an agent's authority over a specific property
Thailand does not require a written listing or leasing agreement between a property owner and the agent marketing their property. Most Thai rental mandates are verbal, and no register of them exists. There is therefore no document we could ask an agent for that would prove authority over a particular unit, because in the ordinary case no such document has ever been created.
So we verify the person rather than the mandate. When an agent publishes a listing on BAANLYY they represent to us, and to you, that they are authorised by the owner to market it. We check who that agent is. We do not, and cannot, independently confirm the arrangement between them and the owner.
What we do not check
Stated plainly, because the value of the badge depends on you knowing its edges:
- We verify the person, not the property. Nobody from BAANLYY inspects a unit before it is listed.
- We do not verify photographs. We cannot confirm which property a photo shows, or when it was taken.
- We do not confirm that an agent holds a signed mandate for a specific property — see below.
- We do not verify price, availability, size, floor, furnishing or any other detail a supplier enters.
- We do not run a government registry, land office or licence check. Our check is our own.
- We do not verify a tenant's income, employment or funds.
What this means for you
A BAANLYY badge tells you that we have seen and reviewed the documents described above for the person or company behind a listing. It is not a guarantee of the listing, the property, the transaction, or the conduct of any party.
BAANLYY is a marketing and listing platform. We are not the owner, not the landlord, not the broker to your transaction, and not a party to any lease or sale. To the fullest extent permitted by law, BAANLYY's responsibility is limited to carrying out the document review described on this page in good faith. We accept no liability for information supplied by an agent, owner or company beyond that review — including a supplier's authority to market a property, the accuracy of any listing, the condition or legal title of a property, or the outcome of any dealing between you and a supplier.
Always confirm ownership, authority and the property's specifics directly, and take your own legal advice, before you sign anything or transfer any money.

Reporting a listing
If you believe a listing is inaccurate, unauthorised or fraudulent, tell us at hello@baanlyy.com. We remove listings and withdraw badges when a supplier cannot substantiate what they published.
