An honest look at the island's limited low-rise condominium supply — where it sits, what to expect by area, and why most long-stayers end up in a villa or house instead.
Koh Chang, Thailand's second-largest island and the anchor of Mu Ko Chang National Park, has almost no high-rise condominium towers — most of the island sits inside or beside protected forest, building height and density are limited, and the housing stock has always leaned toward resorts, bungalows and standalone villas over sold condo units. What does exist is a small, genuinely low-rise supply of condominium and serviced-apartment buildings, concentrated in two pockets: Bang Bao in the island's southwest, home to the waterfront Tranquility Bay Residence, and Klong Son near the main ferry piers, home to the growing Siam Royal View development. Both are low-rise (four storeys or fewer), resort-style projects rather than dense apartment towers. As with most of Koh Chang's housing stock, tenure and structure vary by unit and by phase — always confirm whether a specific unit is titled as condominium, leasehold, or villa ownership before committing. The ranges below are a general guide to what to expect by area, not a directory of every unit; for verified, currently available residences, talk to our team.
Koh Chang's most established low-rise condominium supply sits near this southwest fishing-village area, anchored by Tranquility Bay Residence — a roughly 65–71 unit, four-storey waterfront condominium (Ultimate Property Group) on a 28,000 sq.m. site overlooking the bay. Long-stay rental stock in Bang Bao itself is otherwise genuinely limited, weighted toward houses and fishing-village character over apartment buildings.
A quieter, local bay near the main ferry piers in the island's northwest, and home to the growing Siam Royal View development — a low-rise, resort-style project mixing condominium units with pool villas around a marina and the island's only golf course. Supporting shops and services are expanding here as the development fills in, but everyday long-stay housing nearby still leans toward houses and bungalows.
The island's main resort belt has almost no true condominium stock — accommodation here is dominated by hotels, resorts and bungalow-style rooms rather than sold or leased condo units. A handful of small serviced-apartment buildings and long-stay guesthouse rooms exist near White Sand Beach's town centre, but renters chasing a lock-and-leave apartment will find far thinner supply than on Bang Bao or Klong Son.
