Condos & housing in Maha Sarakham.

A lot of rental housing, and — now verified — exactly one named condominium. Here is what the province actually has, the building we confirmed, and exactly what we did with the separate listing that only looked like a second one.

The short version: Maha Sarakham has a lot of rental housing, and BAANLYY has now verified its first named condominium here. Our August 2026 check of the Thai rental portals found about 128 apartment listings across the province — more than three and a half times what the same check found in Roi Et next door, which has roughly 350,000 more residents — and that check, searching live listings rather than project pages, did not surface a named condominium project. A follow-up check of the portals' own project directories found one: Condo Kalpapruek Mahasarakham, built by CP Land in 2014 at the Mahasarakham University gate in Kantharawichai. That underlying depth is still student housing: the university's own figure was around 41,000 students in 2017. If you want more choice than one building — a lift, a pool and a gym in a real condo market — the nearest one is Khon Kaen, about 62 kilometres northwest.

What follows is what the province does have, described honestly, plus one methodological section that matters more than usual on this page. Almost every no-condo province we have surveyed produced a clean negative; this one produced both a genuine verified building our own earlier check had missed, and a separate, smaller, ambiguous listing that still is not one. How we handled each is set out in full below — because a page that quietly rounded the ambiguous listing up into “Maha Sarakham has a condo”, or quietly rounded the real building away, would be less useful than one that shows its working.

Purpose-built student blocks

The Khamriang belt in Kantharawichai, and the town campuses · the bulk of the market

This is the province's dominant housing product and the reason its rental market looks the way it does. Around Mahasarakham University's New Campus at Khamriang in Tha Khon Yang — established in 1988 on about 1,300 rai, seven kilometres north of the provincial town, and now the university's administrative headquarters — sits a belt of purpose-built rental blocks dense enough that our August 2026 portal check found about 55 apartment listings in that one rural farming district. A comparable cluster surrounds the downtown campus, Rajabhat Maha Sarakham University, the technical college and the nursing college in the town itself. Asking rents start around ฿1,300 a month. Rent this stock knowing what it is: largely single-room, built to a nine-month academic calendar, and with both availability and atmosphere swinging between term and the long break. A twelve-month lease is a different negotiation from a nine-month one, and it is worth asking for one explicitly.

Apartment and mansion units in the town

Mueang Maha Sarakham, tambon Talat and around · the non-student option

In the town proper, above the student tier, there is a genuine layer of larger apartment and mansion units — the sort of thing a working adult, a couple or a visiting academic actually takes. About 62 of the province's 128 visible listings are in Mueang Maha Sarakham, and the upper end of the observed range, roughly ฿6,000 to ฿10,000 a month, sits here. The advantage of this area over the campus belt is not the room, it is the walk: tambon Talat holds Maha Sarakham Hospital, Mahasarakham University's Suddhavej teaching hospital, the university's downtown campus, the Rajabhat and the bus terminal within a short radius, which no other part of the province can offer.

Townhouses, detached houses and village houses

Across all thirteen districts · the family option, and invisible online

For space rather than a room, the answer here is a house, and in a province this flat and this cheap that is not the compromise it would be in Bangkok. Townhouses and detached houses in and around the town municipality and in Kae Dam are the realistic family option; the same stock exists at lower prices in the district towns of Kosum Phisai, Borabue, Wapi Pathum and Phayakkhaphum Phisai, and village houses and farm compounds run across all thirteen districts. Almost none of it is advertised — it is found by walking, asking, and through agents and LINE. One location-specific caution: on low riverside ground in and around the capital, ask what happened in October 2022, when the Chi overflowed into the business district and flooded the Rajabhat and Sports University campuses to around a metre.

The verified building: Condo Kalpapruek Mahasarakham

Tha Khon Yang, Kantharawichai — inside the Khamriang university belt described above

BAANLYY's August 2026 portal check searched live rental and sale listings rather than project directory pages, and it missed exactly the kind of record that matters most: a named, developer-built condominium's own project page. A fresh check of DDproperty's and Checkraka's separate project directories found one — Condo Kalpapruek Mahasarakham, a low-rise condominium built by CP Land PCL (ซี.พี.แลนด์ จำกัด (มหาชน), part of the Charoen Pokphand group), completed in 2014 on Thanon Na Mor Mai in Tha Khon Yang, Kantharawichai, a short walk from Mahasarakham University's New Campus gate — the same belt this page already names as the province's densest purpose-built rental cluster. Both portals independently agree on the developer, the 2014 completion year and 8 floors; on unit count they land on 316 via DDproperty's own headline figure and Checkraka's separate structured field, though DDproperty's own descriptive text inconsistently claims '2 buildings...total 158 units' against Checkraka's own field of 4 buildings — we report both figures rather than silently picking the tidier one, because neither portal corrects the other and BAANLYY has not independently re-measured the building itself. Units run 26.5 to 41.57 sqm (one-bedroom layouts), priced from ฿1,200,000 and averaging about ฿30,200 per square metre on both portals. DDproperty lists a pool, a fitness corner, parking, a lift, a clubhouse, a park and a playground with 24-hour security and CCTV; Checkraka's own facilities field is shorter — security, CCTV, a lobby, a garden and lobby Wi-Fi — and does not itself confirm the pool or clubhouse, so we publish DDproperty's fuller list but flag that it is not corroborated item-by-item. Checkraka's own page states its data is current as of 24 March 2019, over seven years old, so treat the facilities, unit mix and pricing as historical rather than live, and confirm directly with the project before relying on any of it.

Method

The one listing that looked like an exception

Across the sale portal's roughly 45 Maha Sarakham listings — land, detached houses, townhouses and one whole ten-unit apartment building — exactly one carried the property type “condominium”: a 21-square-metre unit in Koeng subdistrict, Mueang Maha Sarakham, at ฿630,000, or about ฿29,787 per square metre. It has no project name, no developer, no building name and no completion year; the listing title is simply the subdistrict. There are at least two innocent explanations — a single strata-titled unit in a small unbranded building, or a mistyped listing — and no way to distinguish them from the listing alone. So we do three things. We report it, because omitting an inconvenient data point is how a page becomes wrong. We decline to treat it as a condominium project, because a dropdown value is not a building and BAANLYY does not publish a developer, year, floor count or unit count it has not individually confirmed. And we state the resulting position plainly: this listing is not a second verified condominium — it stands apart from Condo Kalpapruek Mahasarakham above, and one unlabelled condo-typed unit does not change the count of named, verified buildings in Maha Sarakham, which is one.

Housing questions

Are there any condos in Maha Sarakham?

Yes, one verified so far, and the finding sits awkwardly next to our own earlier check, so we explain it rather than quietly fix it. Our August 2026 check of the Thai rental and sale portals found about 128 apartment listings province-wide and, on the sale side, about 45 listed properties including a single ambiguous condo-typed unit (the next question covers it) — and concluded no named condominium project existed in the province. That check searched live unit listings, not a project's own directory page, and it missed Condo Kalpapruek Mahasarakham, a low-rise condominium built by CP Land PCL in 2014 in Tha Khon Yang, Kantharawichai, confirmed independently by DDproperty's and Checkraka's own project pages. The corrected finding: a very large quantity of rental rooms, one small ambiguous sale listing that still does not amount to a named project, and exactly one verified, named, developer-built condominium — not zero.

You found one listing typed as a condo. Why doesn't that count?

Because a property type in a portal dropdown is not a building, and we would rather explain the distinction than quietly round it up. This is a separate, smaller listing from the verified Condo Kalpapruek Mahasarakham building above — a different district (Mueang rather than Kantharawichai) and no project name of its own. The listing is a 21-square-metre unit in Koeng subdistrict, Mueang Maha Sarakham, offered at ฿630,000 — roughly ฿29,787 per square metre. It carries no project name, no developer, no building name and no completion year: the title is simply the subdistrict. That is consistent with a single strata-titled unit in a small building, and it is equally consistent with a mistyped listing. What it is not consistent with is a named, branded condominium project, which is what a reader searching for a condo in this province is actually looking for. So we record it as one unlabelled condo-typed unit and we do not treat it as a second verified building — and we say so on the page rather than in a footnote, because the honest version of this finding is more useful than a tidier one.

Why does a province with 128 rental listings have only one condominium?

Because the demand that built this rental market mostly cannot buy, and the one building that was built rode exactly the demand that could. Maha Sarakham's rental depth comes almost entirely from students — Mahasarakham University's own published figure was around 41,000 in 2017, alongside Rajabhat Maha Sarakham University and a Thailand National Sports University campus, in a province of 929,952 people. Students rent single rooms for nine months at a time at ฿1,300 to ฿5,000; they mostly do not buy freehold units. Condo Kalpapruek Mahasarakham is the exception that illustrates the rule rather than contradicts it: built in 2014 at the university gate in Kantharawichai, where staff, visiting academics and local buyers rather than the student body are the realistic market for a ฿1.2-million-plus unit. What actually drives condominium development at scale elsewhere — a mass-transit line, a tourism economy, a foreign-buyer market, a large white-collar employment base — Maha Sarakham mostly lacks; it has no airport and no railway station open yet, and its economy is rice and silk on a plain with 3.8 per cent forest cover left. A deep rental market and a thin, single-building condominium sector are entirely compatible, and this province is the clearest demonstration of it we have found.

What should I actually rent in Maha Sarakham?

It depends on what you are optimising for, and unusually the cheap option here is genuinely good. If you want the lowest rent, take a purpose-built block in the Khamriang belt in Kantharawichai, where asking rents start around ฿1,300 — this is real serviced accommodation, not a compromise — and budget for a motorbike, because almost nothing there is walkable. If you want services, take an apartment or mansion unit in tambon Talat in the town, in the ฿2,500 to ฿8,000 range, where both teaching hospitals, both town campuses and the bus terminal are inside a short radius. If you specifically want to own rather than rent, Condo Kalpapruek Mahasarakham in Kantharawichai is the one verified option, subject to its own foreign-quota availability, which we have not checked. If you want space, take a townhouse or house negotiated directly and expect to find it by being here. Whatever you choose, ask two questions before signing: what the per-unit electricity rate is, and whether the lease term is nine months or twelve.

Can foreigners buy property in Maha Sarakham?

The same national rules apply here as anywhere in Thailand: foreigners generally cannot own land outright, and the standard condominium route — foreign freehold within the 49 per cent foreign-quota allowance of a registered condominium building — is now, in principle, available on one building: Condo Kalpapruek Mahasarakham in Kantharawichai, BAANLYY's sole verified condominium in the province. We have not checked whether that building's foreign quota has any room left, and the separate condo-typed listing in Koeng subdistrict carries no project name and cannot be relied on for this purpose. For everything else in the province, that leaves long leases, a Thai company structure, or ownership through a Thai spouse, each of which carries real legal complexity and each of which belongs with a qualified Thai property lawyer rather than a seller's agent.
