The Valley Khaoyai is a Sansiri resort condominium of 236 units in three low-rise blocks at 395 Moo 9 on Kut Clark Road in Tambon Phaya Yen, at the western entrance to the Khao Yai corridor about two hours from Bangkok. It was completed in October 2014 on an 8 rai 1 ngan 9 square wah plot, and the design brief is in the name — a village set down in a valley, with the landscaping doing the work rather than the architecture. The single most useful thing to know before viewing is that the three blocks are not the same height. Buildings A and B are five storeys; building C is seven. That split is published as a structured cell by homenayoo.com, printed independently by PropertyHub as a floor count of 5 and 7 rather than one number, and corroborated from inside HomeNaYoo's own document set, which reproduces the original floor plans block by block — A and B each with plans for floors one to five, C with plans running to a seventh floor. This entry records seven floors, the height of the tallest block, rather than averaging two real numbers into a false one. Two other databases, DDproperty and FazWaz, fold the estate into a single five-storey row, and that is the shortest block rather than the building you may be shown. Every other hard number is agreed by four databases with no common owner: 236 units and a 2014 completion appear on DDproperty, HomeNaYoo, PropertyHub and FazWaz alike, and the three-building count on HomeNaYoo and PropertyHub. One published figure is rejected outright and named here so nobody re-imports it: DDproperty's free-text description says three buildings of five floors and two buildings of seven, which totals five buildings and contradicts both HomeNaYoo and DDproperty's own building count — a broken witness rather than a conflicting one. FazWaz's Thai description makes the same class of error, printing a total of six units against its own structured 236. Published stock runs one-bedroom at 51.5 to 52 sqm, two-bedroom at 74 to 77 sqm and three-bedroom at 103 to 151.5 sqm. Residents share a communal pool, a jacuzzi, a sauna and steam room, a fitness room, a massage room, a library, a children's playground, park and barbecue areas, an on-site convenience store and restaurant, a shuttle service, lifts, Wi-Fi in the common areas, car and bicycle parking, keycard and fingerprint entry, CCTV and 24-hour security. Three cautions before signing. Rent here is one quote, not a market: FazWaz carries exactly one rental at the project, a 75 sqm two-bedroom on the fourth floor listed in February 2026 at THB 25,000 a month on a one-year contract and THB 28,000 on a three-to-six-month contract, while DDproperty, PropertyHub and LivingInsider each publish none at all — the one-bedroom and three-bedroom figures below are disclosed estimates scaled from that single quote by floor area.
