Overview

CNP Condominium (ซี.เอ็น.พี. คอนโดมิเนียม) is a single 16-storey condominium building on Soi Chaengwattana-Pak Kret 38, about 300 m in off Chaeng Watthana Road in Khlong Kluea, Pak Kret — an older, low-cost residential block rather than a modern branded development, and by some margin the most affordable address in this Pak Kret directory. The 16-floor count is uncontested and independently confirmed four times over: DDproperty's structured Details table and its per-building table, Thailand-Property's structured project field, PropertyHub's own project record, and the Treasury Department (กรมธนารักษ์) valuation schedule dated 15 August 2024 reproduced on ZmyHome, which enumerates floors 2 through 16 and rates the 2nd floor as commercial units (ห้องชุดพาณิชยกรรม) and floors 3-16 as residential. The 220-unit total is carried by two independent sources — ZmyHome's structured project record (V15581) and PropertyHub's project page — while DDproperty and Thailand-Property both leave it blank; Thailand-Property's stated "1 total units" is its live listing count, not a unit count, and should not be read as one. No developer is published anywhere. DDproperty and ZmyHome show the field empty, Thailand-Property auto-fills it with the project's own name, and the single name that does appear — PropertyHub's "Premi Oops Company Limited" — is an unverifiable machine transliteration of a Thai company name that no other record corroborates, the same artifact class as DDproperty rendering สินเกล้า จำกัด as "Sinclair Company Limited" on 88 The Terminal elsewhere in this directory. It is disclosed here rather than asserted as fact. Completion is likewise single-sourced: ZmyHome alone records 2535 BE (1992), which would make it the oldest building in this Nonthaburi directory by eight years — the earliest dated entry otherwise is Baan Thanarak at 2000 — so on a single source the year is left unset here rather than asserted. The August 2024 Treasury schedule does confirm the building was registered and complete well before that date. Portal copy around this project is unusually sloppy and should not be mistaken for a second building: DDproperty's description repeatedly writes the name as "CPN Condominium" and places it in a non-existent "Klongluang, Pakkred" subdistrict, and ZmyHome files it under Bang Talat while Google Maps, Thailand-Property's own breadcrumb and Residences.in.th all place it in Khlong Kluea. Transport is the building's real argument: PK10 Mueang Thong Thani on the Pink Line monorail is 0.3-0.4 km away on two independent measurements, with PK09 Si Rat under a kilometre, and Makro Chaeng Watthana, Central Plaza Chaengwattana, IMPACT Muang Thong Thani and the Government Complex all within a short drive. Facilities are modest and transcribed only where sources agree — a swimming pool (on Thailand-Property's structured feature list and PropertyHub's prose, though DDproperty's description omits it), lift, car park, 24-hour security and CCTV. Residences.in.th's long facility list is that site's full taxonomy rather than this project's, and is not relied on. Rent here reflects the only two live rental listings in the building at research time: a 33.3 sqm studio on the 13th floor at ฿4,000/month and a 32 sqm one-bedroom on the 8th floor at ฿4,100/month, both on Residences.in.th. Larger units exist — a 100 sqm unit is advertised for sale — but none is currently offered for rent, so no wider range is claimed. Coordinates were self-pinned in Google Maps against the project's own place record ("CNP condominium ซี.เอ็น.พี คอนโดมิเนียม", 4.3★, 34 reviews, categorised as a condominium complex) at 26 Soi Chaengwattana-Parkkred 38, Khlong Klua, Pak Kret District, Nonthaburi 11120; ZmyHome's independent geocode agrees to roughly 30 m.
