Overview

Rich Park @ Chaophraya (ริชพาร์ค เจ้าพระยา, also filed as Rich Park Chao Phraya) is a single-block, 33-storey high-rise condominium of 633 units on Rattanathibet Road in tambon Sai Ma, Mueang Nonthaburi, about 400 metres from Sai Ma station (PP07) on the MRT Purple Line and one stop from the Phra Nang Klao Bridge crossing of the Chao Phraya. The developer is Richy Place 2002 Public Company Limited: DDproperty names it in its structured Developer field as Richy Place - ริชี่ เพลซ 2002 จำกัด (มหาชน), and the project's own Google Maps place record independently publishes richy.co.th as its website, which is a second system rather than a second page of the first. The building's shape is agreed by two databases with no common owner - DDproperty's Details table and its separate Buildings Details table both give a single building of 33 floors and 633 units, and FazWaz's project header gives 33 floors and 633 units - and both give completion in 2015, FazWaz specifying January 2015. One contradiction is disclosed rather than buried: DDproperty's long marketing description on that same page says 663 units twice, against the 633 carried in the two structured tables on the page it sits on and in FazWaz's header. Structured fields are carried over prose here on the same basis this registry uses elsewhere, so 633 ships and 663 is recorded as a page that contradicts itself. The same description is an unreliable narrator about transport as well - it calls the Purple Line the BTS and renders the station as Sai Rong - where DDproperty's own structured nearest-transport block lists PP07 Sai Ma, PP08 Phra Nang Klao Bridge and PP06 Bang Rak Noi-Tha It, and FazWaz measures Sai Ma MRT at 0.4 km. Coordinates were self-pinned in Google Maps against this project's own place record - Rich Park Chao Phraya / ริชพาร์ค เจ้าพระยา, Rattanathibet Rd, Sai Ma, Mueang Nonthaburi 11000, plus code VFC9+6R, Google place id 0x30e29acc413bc6d9:0x489133c45c6ef36b - at 13.8705277, 100.4695495. DDproperty's own geo metadata for the project lands about 12 metres away at 13.8706318, 100.4695602 and FazWaz's street-view viewpoint about 37 metres away at 13.8703246, 100.469274; both were produced by other systems and neither was used to derive the pin. Indicative rents come from a single structured source and are named as such: DDproperty publishes a rental range of 8,500 to 10,000 THB per month for this project, against a room mix its Details section gives as one-bedroom units of 28 to 32 sqm, with FazWaz separately showing 35 units listed for rent but no comparable published band. Facilities are transcribed only where the two source families agree - a communal swimming pool, a fitness room, on-site car parking, project CCTV and 24-hour security; DDproperty's prose additionally claims a passenger lift and a park, and FazWaz separately records that pets are not allowed, and each of those is single-sourced and is therefore reported here rather than shipped as a field. Two dedupe warnings belong with this entry. It is a different building from Rich Park @ Tao Poon Interchange, a separate Richy scheme in Bangkok, and it must never be merged with the neighbouring Sai Ma projects already in this registry - D Condo Rattanathibet, Grow Rattanathibet and Dcon Prime Rattanathibet, the last of which FazWaz also files under the naming variant Dcon Prime Rattanathibet-Saima.
