U Residence Srisamarn (ยู เรสซิเดนซ์ ศรีสมาน, also filed as U Resident Srisamarn) is a two-building, 7-storey, 126-unit low-rise condominium at 395 Chula Soi 5 off Si Saman Road in Ban Mai, Pak Kret, roughly 500 metres from Robinson Sri Samarn. Its shape is not taken from one portal: ZmyHome’s structured project record V16977 reads 2 ตึก, 7 ชั้น, 126 ยูนิต and 50 car spaces; PropertyHub’s structured block independently reads 2 buildings, 7 floors, 126 units with a 2.7-metre ceiling height and a ฿28 per sqm common fee; and the developer’s own project site states in its own words that the storey count was cut to seven to buy 2.7-metre ceilings, and publishes separate floor plans for อาคาร A and อาคาร B covering floor 2 and floors 3 to 7. PropertyHub is operated by Zimple Internet Co., Ltd. and ZmyHome by Z Home Co., Ltd., two companies with no common owner, and the developer is a third and independent witness. A fourth, statutory one agrees: the Department of the Treasury per-floor valuation schedule reproduced on the ZmyHome record runs buildings เอ and บี across floors 2 to 7 and stops there, every row ห้องชุดพักอาศัย, rising from 37,500 to 39,400 baht per sqm. That table is a government instrument confirming both the two-building layout and the seven-storey height, and it shows the residential stack starting at the second floor. The completion year is left blank on purpose. ZmyHome alone records พ.ศ. 2567, i.e. 2024; PropertyHub’s ปีที่สร้างเสร็จ field is empty and the developer’s own site states no handover date, and an empty field is a queue rather than a corroboration. The Treasury schedule is dated 15 August 2567, which proves the condominium was registered by August 2024 but does not pin the year it completed, so no year is asserted. The developer is named only in Thai. ZmyHome’s own nearby-places list puts Lake Muang Thong Thani (MT02, on the Pink Line’s Muang Thong Thani branch) at about 2.2 km, while the developer’s site instead quotes 8.2 km to Chaeng Watthana-Pak Kret station; the two are measuring to different stations and both are given rather than one asserted. What the address does buy is road access — Si Saman Road, Tiwanon Road, Chaengwattana Road and the Bang Pa-In to Pak Kret expressway, with Don Mueang Airport about 8.7 km away on the developer’s own figures, and Suan Somdet Phra Sri Nakharin park about 550 metres on the same source. Facilities are transcribed only from records describing this building specifically: a lobby, a mail room, a co-working space, keycard entry, CCTV and 24-hour security, plus the 50 car spaces on ZmyHome’s structured record. PropertyHub’s twenty-item facility list is that portal’s full taxonomy rather than this building’s inventory and was not used, which is why no pool, gym or sauna appears here. Rent is a live two-point band rather than a surveyed range: at research time the only current rental listings anywhere were ฿7,999 and ฿8,000 for 30 sqm one-bedrooms on the fourth floor, both on PropertyHub, and ZmyHome carried no rental listings for the project at all. One sale listing was live, a 29 sqm one-bedroom on the second floor at ฿1,200,000. No studio or two-bedroom rent is asserted because no source documents those layouts here. That place record links out to uresidencesrisamarn.com, the developer’s own site, so the pin is tied to the developer and not merely to a name match, and the plus code decodes arithmetically back into the same cell, so it is self-verifying. ZmyHome’s independent map embed at 13.9365342, 100.5543 lands about 110 metres south-west on the same block. One address caveat is worth carrying: ZmyHome files the project on ซ.สวนสมเด็จ ถ.ศรีสมาน while Google’s place record gives 395 Chula Soi 5, so a listing headed Suan Somdet is not automatically a different building. A dedupe warning too — Idea Blue Boutique Condominium Srisaman and Atmoz Portrait Srisaman are separate schemes a few hundred metres away, the latter already in this directory.
