Overview

Baan Ua-Athorn Talat Thai (บ้านเอื้ออาทร ตลาดไท) is a National Housing Authority welfare-housing estate of five-storey walk-up blocks on Soi Thep Kunchon 34, off Phahonyothin Road in Khlong Nueng, Khlong Luang district, immediately behind the Talat Thai wholesale market and about 400 metres from the already-registered Sena Kith Phahonyothin-Navanakorn. The developer is confirmed from three companies with no common owner: ZmyHome (Z Home Co., Ltd.) names การเคหะแห่งชาติ in its structured ผู้พัฒนา row, DDproperty (PropertyGuru, project 12288) states National Housing Authority - การเคหะแห่งชาติ in its structured Developer field, and BaanFinder's own project record (project 16978) states National Housing Authority and gives the authority's registered office address in Bang Kapi. The five-storey height is confirmed twice the same way — BaanFinder publishes Total floors 5 and ZmyHome publishes 5 ชั้น — and a third time from a governmental direction by the Treasury Department valuation schedule dated 15 August 2024 reproduced on ZmyHome's page, which prices floors 1 through 5 and no higher, three rows per floor, every row residential. Three figures are single-sourced and are flagged rather than presented as settled: the 2,970-unit total, the 66-block count and the 93-2-19 rai site area appear only on ZmyHome. DDproperty renders Completion Year, number of floors and Total Units as N/A and BaanFinder omits them altogether, and an empty field is a queue rather than a verdict, so neither contradicts ZmyHome — but neither corroborates it either. Completion year is left unset for the same reason: ZmyHome alone reads พ.ศ. 2560 and no second source publishes a year, which is how this registry already handles its other Baan Ua-Athorn entries at Phaholyothin Km.44 and Sema Fa Khram 1. Coordinates are self-pinned in Google Maps against the estate's own map entity (บ้านเอื้ออาทรตลาดไท, filed by Google under the building category at Khlong Nueng, Khlong Luang, place ID 0x311d809d6dd15555:0x6e5b37b2c9cdafec); that pin agrees with ZmyHome's independent geocode to within about a metre and with DDproperty's own og:place metadata (14.1103926, 100.620655) to within about ten metres. One caution on identity: agents market individual blocks here as Talat Thai 1 and Talat Thai 2, and a separate National Housing Authority registration, โครงการเคหะชุมชนและบริการชุมชนตลาดไท (เทพกุญชร 34) ระยะที่ 2, sits about 800 metres away on BaanFinder's own similar-projects list — that is a different scheme and is not duplicated in this registry. Stock here is genuinely entry-level: 32-33 sqm one- and two-bedroom walk-up units with surface parking, CCTV and 24-hour security and no further amenity, resale asking prices running roughly 500,000-720,000 baht, and a tenant profile shaped by the Talat Thai and Navanakorn workforce rather than by the student market that drives the Thammasat corridor. The rent band below is historic, not live: the most recent rental advert found anywhere is an expired ENNXO listing for a 33 sqm two-bedroom at 3,200 baht a month, ZmyHome's own single rental record dates from November 2017 at 3,500 baht, and BaanFinder returns zero live rentals. Note also that the ENNXO advert states a sixth floor, which cannot be reconciled with the five-storey height every structural source gives — a further reason to treat that listing as unreliable and to re-check the rent before quoting a tenant. BAANLYY brings together verified listings, transparent pricing tools, comparable-rent data and the full application checklist for every available residence at Baan Ua-Athorn Talat Thai.
