Read this first: this page reports an advertised market, not the real one. A province of roughly 206,000 people obviously houses more renters than eight buildings — but the rest of Sing Buri's long-stay housing is let directly by owners, by word of mouth and by signs on gates, and none of it is browsable. Everything below is what one portal published in August 2026, with the listing dates attached so you can see how much of it is current. BAANLYY does not publish a Sing Buri rent index, because eight prices posted across eleven years is not an index.

Eight buildings, listed here in the order the portal's own index displayed them. Two things stand out. The first is the date column: seven of the eight were last touched before 2025, and one of them has been sitting untouched since 2015 — so this is an index of what has been advertised in Sing Buri over eleven years rather than what is available this week. The second is the spread within the Bang Rachan districts, where ฿2,500 and ฿9,000 sit two rows apart. That is not a market with a going rate; it is four buildings with four different owners and no reference price between them.

The district split is the genuinely interesting number here, and it does not look like most small Thai provinces. Half the advertised stock sits outside the capital, in Bang Rachan and Khai Bang Rachan — normally a province this size concentrates almost everything in the mueang district. What is more surprising is the zero in In Buri: it is the largest district in Sing Buri, the most populous, and it has its own 150-bed Ministry of Public Health general hospital, and it still advertises nothing at all. That gap is a fact about portal coverage rather than a fact about In Buri, and it is exactly the kind of place where asking locally will beat searching online.

What we could not verify

Four honest gaps. We reached one rental portal, not two. RentHub returned a clean province route; Hongpak's Sing Buri route could not be reached this run, which makes it a source we could not read rather than a source that agreed. RentHub and PropertyHub are one company, not two sources — same group, same Bangkok address, cross-linked headers — so we have not treated them as corroborating each other. PropertyHub's Sing Buri condo route contradicts itself, printing zero at province level while its own per-district facet printed non-zero counts on the same page, so we take no figure from it in either direction. And we publish no average, median or per-square-metre rent for Sing Buri, because eight advertised asking prices spread over eleven years cannot support one. Where a number would be invented, we have left it out.

Frequently asked

How many rental buildings are actually advertised in Sing Buri?Eight, on one portal, in August 2026. RentHub's Sing Buri province index displayed eight distinct long-stay buildings and its own district facet read Mueang Sing Buri 4, Bang Rachan 3 and Khai Bang Rachan 1 — those three numbers sum to the eight on the page, which is a useful internal consistency check. In Buri, Phrom Buri and Tha Chang did not appear in the facet at all. Advertised rents run ฿2,500 to ฿9,000 a month. Read that as the advertised market rather than the market: a province of roughly 206,000 people plainly houses more renters than eight buildings, but the rest is let directly by owners and does not appear anywhere you can browse.
Why does BAANLYY only quote one portal for Sing Buri?Because only one could be bounded to the province and read this run, and we would rather say so than pad the list. RentHub returned a clean province route with a working district facet. Its sister site PropertyHub is run by the same group from the same Bangkok address and cross-links from RentHub's own header — so quoting both would be double-counting a single source, not corroboration — and PropertyHub's Sing Buri condo route contradicted itself anyway, printing zero at province level while its per-district facet printed non-zero counts on the same page. Hongpak's Sing Buri route could not be reached. DDproperty covers the for-sale side of the province but not long-stay rental. So: one readable rental source, stated as one.
How current are the advertised prices?Mostly they are not. Of the eight listings, exactly one — Lerroom in tambon Sing, Bang Rachan, updated 2 July 2026 — has been refreshed in the last eighteen months. The next most recent is from March 2025, then February 2024, then April 2022, and the oldest, Baanbudsarin in the capital, dates from August 2015. That means the ฿2,500–9,000 range describes asking prices posted across an eleven-year span, not a snapshot of today's market, and it is the single most important caveat on this page. Treat every figure here as a starting point for a conversation with a landlord, not as a benchmark.
What facilities can I expect in a Sing Buri rental?None of the ones people usually ask about. Every route-level amenity filter on the portal — lift, air conditioning, fitness room, swimming pool, pet-friendly — returns zero buildings out of eight for Sing Buri. Two of the eight also advertise daily rates alongside monthly ones, which tells you what kind of building they are: walk-up apartment blocks and guesthouse-style rooms serving hospital visitors, contract workers and students rather than long-stay foreign residents. If facilities matter to you, the honest answer is that this is not the province for them, and the nearest markets that have them are Lop Buri, Ayutthaya and Bangkok.
Where should I actually look for a rental in Sing Buri?On the ground, in two places. Mueang Sing Buri is the obvious first stop — the portal maintains a separate 'Singburi Hospital' area page for the capital carrying three of the province's eight advertised buildings, which tells you where the demand is. The Bang Rachan districts are the genuine second option and hold half the advertised stock between them, which is unusual for non-capital districts. For In Buri, Phrom Buri and Tha Chang, expect to find nothing online and to ask locally instead: a house or a shophouse room let directly by an owner is the normal arrangement in all three, and In Buri in particular is a real district town with its own general hospital, so the absence of listings reflects the portal's reach rather than the district's size.
