Everything we could actually verify: eight advertised long-stay buildings at ฿2,500–9,000 a month, split four and four between the capital and the Bang Rachan districts, three of six districts with nothing at all — and only one of the eight listings refreshed in the last eighteen months.
Read this first: this page reports an advertised market, not the real one. A province of roughly 206,000 people obviously houses more renters than eight buildings — but the rest of Sing Buri's long-stay housing is let directly by owners, by word of mouth and by signs on gates, and none of it is browsable. Everything below is what one portal published in August 2026, with the listing dates attached so you can see how much of it is current. BAANLYY does not publish a Sing Buri rent index, because eight prices posted across eleven years is not an index.

Eight buildings, listed here in the order the portal's own index displayed them. Two things stand out. The first is the date column: seven of the eight were last touched before 2025, and one of them has been sitting untouched since 2015 — so this is an index of what has been advertised in Sing Buri over eleven years rather than what is available this week. The second is the spread within the Bang Rachan districts, where ฿2,500 and ฿9,000 sit two rows apart. That is not a market with a going rate; it is four buildings with four different owners and no reference price between them.

The district split is the genuinely interesting number here, and it does not look like most small Thai provinces. Half the advertised stock sits outside the capital, in Bang Rachan and Khai Bang Rachan — normally a province this size concentrates almost everything in the mueang district. What is more surprising is the zero in In Buri: it is the largest district in Sing Buri, the most populous, and it has its own 150-bed Ministry of Public Health general hospital, and it still advertises nothing at all. That gap is a fact about portal coverage rather than a fact about In Buri, and it is exactly the kind of place where asking locally will beat searching online.

Four honest gaps. We reached one rental portal, not two. RentHub returned a clean province route; Hongpak's Sing Buri route could not be reached this run, which makes it a source we could not read rather than a source that agreed. RentHub and PropertyHub are one company, not two sources — same group, same Bangkok address, cross-linked headers — so we have not treated them as corroborating each other. PropertyHub's Sing Buri condo route contradicts itself, printing zero at province level while its own per-district facet printed non-zero counts on the same page, so we take no figure from it in either direction. And we publish no average, median or per-square-metre rent for Sing Buri, because eight advertised asking prices spread over eleven years cannot support one. Where a number would be invented, we have left it out.
