01

Why the monthly number, not the nightly one, decides it

Hotels quote a nightly rate; that framing hides how quickly a multi-month, multi-employee stay compounds. Corporate housing is billed monthly and includes a kitchen, laundry and living space a hotel room doesn’t — so beyond a few weeks the furnished apartment usually wins decisively on cost and on employee wellbeing. The calculator converts both options to the same basis so you compare true programme spend, not a headline nightly figure.

02

Separate the deposit from the spend

A security deposit — typically one to two months’ rent — is refundable and returned at lease end, so it shouldn’t be counted as money consumed. The tool tracks it separately from your one-time setup and monthly rent, which keeps the hotel comparison honest and gives finance a clean view of committed versus recoverable cash.

03

Scale changes the price

Per-unit economics improve with headcount and lease length. A single one-month placement pays close to market; a programme housing five or more employees on twelve-month leases has real negotiating leverage on rent, furnishing and terms. Model your actual numbers above, then send them through for a firm shortlist — the estimate is a starting point, not a ceiling.

Frequently asked

Is corporate housing cheaper than a hotel in Thailand? For any stay beyond roughly two to four weeks, furnished corporate housing is almost always cheaper than an equivalent extended-stay hotel — often by 30–60% once you compare the true monthly cost per employee. Hotels charge a nightly rate that includes daily housekeeping and hospitality overhead; a furnished corporate apartment is billed monthly, includes a full kitchen and living space, and scales far better across multiple employees. The calculator above lets you plug in your own headcount, city, unit type and assignment length to see the gap for your specific programme.
How much does corporate housing cost per month in Thailand?Furnished, corporate-grade units vary widely by city and size. As indicative planning ranges: a Bangkok one-bedroom is commonly ฿30,000–45,000/month, a two-bedroom ฿55,000–75,000; secondary and EEC markets such as Chonburi, Rayong and Chiang Mai run materially lower. These are market estimates only, not quotes — actual rent depends on the building, floor, furnishing standard, lease length and negotiation. Longer corporate leases and multi-unit programmes typically secure better per-unit rates.
What is included in a corporate housing budget?A realistic corporate housing budget covers the monthly furnished rent, a refundable security deposit (usually one to two months, returned at lease end), any one-time furnishing top-up or onboarding cost, and monthly utilities and internet where these aren't bundled. The calculator separates the refundable deposit from true spend so your comparison against hotel cost reflects money actually consumed, not money held and returned.
How far in advance should HR arrange corporate housing? For a smooth placement, start four to eight weeks before the assignment start date — enough time to confirm requirements, shortlist verified units, coordinate viewings (in person or by video), and complete the lease and move-in. Tight timelines are workable, especially with a bridge of short-term serviced accommodation for the first week, but early requirements sharing always produces better inventory and pricing.
Does BAANLYY handle the lease and payments? No. BAANLYY is an independent platform that provides verified inventory, information and workflow tools for HR, mobility teams and relocating employees. It is not a party to any lease, takes no rent or deposit, and does not provide legal, tax or immigration advice. Leases are between the tenant or employer and the landlord or their agent; the calculator is a planning aid only.
