How BAANLYY estimates rent

The tool compares real BAANLYY listings in the selected area that are within one bedroom and 30% of the entered size. It calculates each comparable monthly rent per square metre, uses the middle 50% band, and applies that range to the subject unit size.

Building, floor, view, condition, furnishing and demand can change achievable rent. The automated output is indicative marketing guidance, not a formal appraisal, financial advice or a guarantee. BAANLYY is an independent platform, is not a party to any lease and holds no money.

Rental valuation FAQ

Is this a formal property appraisal?

No. It is an indicative rental estimate derived from qualifying BAANLYY listing comparables. A specialist should inspect the unit and current demand before advising on an asking rent.

What happens when there are too few comparables?

BAANLYY shows no automated estimate when fewer than four qualifying listings are available. You can request a manual valuation instead.

How is the rental range calculated?

The tool selects listings in the same area, within one bedroom and a 30 percent size band, calculates their monthly rent per square metre, then applies the 25th to 75th percentile band to the entered unit size.

Does the gross yield include ownership costs?

No. The optional gross yield uses only the estimated annual rent and the purchase price you enter. It excludes vacancy, management, maintenance, taxes and transaction costs.
