Bang Na is where Bangkok stops and Samut Prakan starts, and half of what is sold as Bang Na is on the far side of that line. This is what the district is actually like, what the name covers, and the one number we will not give you.
Most neighbourhood guides start with a mood. This one starts with an administrative fact, because in Bang Na the administrative fact is the useful part.
The Bangkok Metropolitan Administration’s own Bang Na district office publishes the district as two subdistricts — Bang Na Nuea in the north and Bang Na Tai in the south — covering 18.789 square kilometres, with a registered population of 85,642 as of May 2023. The office gives its own address as 888 Sanphawut Road, Bang Na Nuea. Those are the district’s real boundaries and its real size, published by the body that draws them.
Everything south and east of that boundary is Samut Prakan province. It looks continuous from a car window. It is not continuous on paper, and the paper is what your lease, your postcode and your district office are made of.
Building-by-building detail and current stock sit on the Bang Na area page.
Bang Na has the same elastic-label problem as On Nut, but with a twist: the most famous thing carrying the Bangna name is not in Bang Na, and is not in Bangkok at all. Two addresses, both published by the organisations themselves, make the point:
| Its own registered address | Which places it in |
|---|---|
| Megabangna: 38, 38/1-3, 39 Moo 6, Bangna-Trad Road, Bang Kaeo | BANG PHLI district, SAMUT PRAKAN 10540 - a different district, province and postcode |
| BITEC: 88 Debaratna Road (km. 1), Bangna Tai | Bang Na district, Bangkok 10260 - genuinely inside the district, at the start of the road |
| Bangkok Patana School: 643 La Salle Road (Sukhumvit 105), Bangna Tai | Bang Na district, Bangkok 10260 - and the reason La Salle Road and Sukhumvit Soi 105 are the same address |
| Bang Na District Office: 888 Sanphawut Road, Bang Na Nuea | Bang Na district, Bangkok 10260 - the office that draws the boundary |
Debaratna Road is the registered name of the road the whole city calls Bangna-Trat, and it runs from Bang Na out through Samut Prakan for tens of kilometres. Distance along it is measured in kilometre markers, which is why BITEC’s own address says km. 1. When a listing says Bang Na, the question is not the name — it is which kilometre, and which province. Ask for both before you view.
An honest gap: we could not obtain a road-authority document defining where Debaratna Road formally begins and ends, and EXAT’s own site would not serve its expressway network pages when we tried on 6 September 2026 — so this page states no expressway length, no toll and no junction detail. If the expressway is central to your commute, price it yourself at the plaza rather than from any website, ours included.
Bang Na is a car district that happens to have a train. The BTS Sukhumvit Line runs along Sukhumvit Road through it — BTS’s own fare table places the station between Udom Suk and Bearing — but the shape of daily life is set by Debaratna Road and the expressway above it, not by the station.
That produces a genuinely different way of living from central Sukhumvit. Housing is more often a house or a townhouse in a gated development than a tower unit. Space per baht is the best on the Sukhumvit corridor. Families with children at the international schools out here rarely go into the centre on a weekday at all, and the area is built for that: schools, hypermarkets, hospitals and malls are all sized for people arriving by car.
The two anchors that give the district its character are its schools and its exhibition economy. Bangkok Patana School’s own address puts it on La Salle Road, which is Sukhumvit Soi 105, inside Bang Na Tai. BITEC sits at Debaratna km 1. When BITEC has a large fair on, the roads around it behave differently for a week — something worth knowing before you sign a lease within walking distance of it.
Every neighbourhood guide should have this section and most do not. These are the real trade-offs.
| The problem | Why it happens |
|---|---|
| It is a long way out, on one line | Bang Na is a Sukhumvit Line station with no MRT and no interchange. BTS describes the line as running about 54.25 km across three provinces; you are a long way down it |
| The name spans two provinces | As above: 'Bang Na' in a listing may mean the Bangkok district or the Samut Prakan corridor beyond it. Only one of those is on the BTS |
| Without a car it is a harder place to live | The district's schools, malls and hospitals are laid out for arrival by car. The station serves a fraction of the district's area |
| Debaratna Road is a trunk road, not a street | It carries expressway, provincial and freight traffic. Frontage on it is convenient and it is not quiet, and crossing it on foot is not casual |
| Exhibition weeks change the traffic | BITEC is at km 1 of the same road. A major fair reshapes local traffic for days at a time |
We make no flooding claim for Bang Na: we could not find a Bangkok drainage-department document naming this district, and an absence of a document is not evidence of an absence of risk — particularly on the low, flat, canal-cut ground east of the city. Check the specific building with our flood-risk checklist, and see the city-wide picture on Bangkok flood risk.
The same answer as On Nut, for the same reason, and we are not going to dress it up.
We carry no available listings in Bang Na. Not a thin sample — none. So we have no band of our own to publish, and we will not fill the gap with a portal’s average of its own asking prices dressed up as a market rate. If you want a Bang Na rent figure from us, we do not have one yet, and saying so is more use to you than a number nobody measured.
Two figures the Thai state does publish, which are worth more than a portal average anyway:
| Official figure | What it is, and what it is not |
|---|---|
| Land and building appraisal value (Department of Lands / Treasury Department) | The state's own valuation for a specific plot or unit, searchable by the public. It is the basis for transfer taxes and fees - not a market price, and usually below one |
| REIC condominium price index, Bangkok and vicinity | The Real Estate Information Center's quarterly index for new condominiums under sale. The detailed figures sit behind REIC membership |
One warning specific to Bang Na: an appraisal lookup is per plot, and a plot on the Samut Prakan side of the boundary is a different market from one inside the Bangkok district, whatever the listing title says. Check the province on the title document, not the advertisement. Then negotiate on the specific unit, and read how deposits work here — that is the part that costs people money.
| Suits you if | Look elsewhere if |
|---|---|
| You have children at a school out here and want to live near it rather than near your office | Your day is centred on the CBD and you commute five days a week |
| You want a house or townhouse with land rather than a tower unit | You want to live without a car |
| You drive, and the expressway is genuinely useful to you | You want walkable density and street life on your doorstep |
| You will check the province on the paperwork before you sign | You are shortlisting on the word 'Bangna' in the listing title |
Compare it against the rest of the city in best neighbourhoods in Bangkok for expats, or side by side using the area comparison tool.
Bang Na is a Bangkok district at the south-eastern edge of the city, where Sukhumvit Road meets Debaratna Road - the road almost everyone calls Bangna-Trat. The BMA's own district office publishes it as two subdistricts, Bang Na Nuea in the north and Bang Na Tai in the south, covering 18.789 square kilometres, with a registered population of 85,642 as of May 2023. The district office itself is at 888 Sanphawut Road, Bang Na Nuea. Beyond the district's southern edge the addresses stop being Bangkok and start being Samut Prakan, and that boundary matters more here than in any other district on this site.
No, and this is the thing to understand before you shortlist. Megabangna's own contact page gives its registered address as 38, 38/1-3, 39 Moo 6, Bangna-Trad Road, Bang Kaeo subdistrict, Bang Phli district, Samut Prakan 10540. It is in a different district, a different province and a different postcode from Bang Na. A listing that sells itself on being near Mega Bangna is telling you it sits out along Debaratna Road in Samut Prakan, not that it is in the Bangkok district of Bang Na. Neither is a bad place to live. They are simply not the same place, and only one of them is on the BTS.
Bang Na is on the BTS Sukhumvit Line, which BTS's own published fare table lists between Udom Suk and Bearing. BTS's own history records the extension that reached it: the On Nut to Bearing section opened on 12 August 2011, covering 5.25 km with five stations, and the fare table shows exactly five stations from Bang Chak to Bearing. The line reached Samrong on 3 April 2017 and ran on into Samut Prakan on 6 December 2018 with an eight-station, 11 km extension. BTS describes the whole Sukhumvit Line as covering three provinces - Pathum Thani, Bangkok and Samut Prakan - across approximately 54.25 km and 47 stations. There is no MRT here and no interchange.
Two populations that barely overlap. One is the international-school and corporate-housing world: Bangkok Patana School gives its own address as 643 La Salle Road, which is Sukhumvit Soi 105, in Bang Na Tai, and families cluster within a short drive of it rather than commuting into the centre daily. The other is the exhibition, logistics and industrial economy along Debaratna Road, with BITEC at km 1 as its anchor. The result is a district whose daily rhythm is set by school runs, trade fairs and the expressway rather than by an office core.
We do not have a figure of our own, and we would rather say so than invent one. BAANLYY carried no available Bang Na listings when this page was checked on 6 September 2026 - none, not a thin sample - so there is no band for us to publish. Two figures the Thai state does publish are more useful than a portal average anyway: the Department of Lands and Treasury Department appraisal-value lookup, which gives the state's own valuation for a specific plot or unit, and REIC's quarterly condominium price index for Bangkok and vicinity. Both are linked under Sources.
Bang Na’s buildings and current stock are on the area page. The two questions to bring are which province the address is in, and which kilometre of Debaratna Road.
