Ekkamai is Sukhumvit Soi 63 — Thonglor’s longer, quieter, slightly cheaper neighbour, with a coach terminal at its mouth. Here is what the street is like, what the terminal actually changes, and a straight answer on the rent.
Ekkamai is Sukhumvit Soi 63 and the sois off it, inside Watthana district. It is the next major soi east of Thonglor, and the two are frequently written about as one place. On the ground they are not.
Worth knowing before you search: to most Thai speakers “Ekkamai” first means the Eastern Bus Terminal, which sits at the southern mouth of the soi beside the BTS station, not the residential street behind it. If you are asked whether you live “at Ekkamai”, that is usually the reference point being offered.

Ekkamai reads as the calmer half of the Thonglor-Ekkamai pair. It has a real cafe and restaurant scene of its own, concentrated in the southern stretch, but it thins out into ordinary residential Bangkok as you move north — low-rise apartment blocks, townhouses, small shops, and noticeably fewer people who are here for the evening rather than because they live here.
That makes it a common landing spot for people who want Thonglor’s food and its BTS access without Thonglor’s permanent commercial hum outside the window. You are one station along the same line; you are not one street along the same intensity.
The east side, toward Phra Khanong, is where Ekkamai stops being a premium address and starts being a normal one. Some people move here for exactly that.

We have not surveyed drainage on Sukhumvit Soi 63 and will not quote a figure we did not take. Drainage in Bangkok is the Bangkok Metropolitan Administration’s remit; to assess one building rather than a whole street, use our flood-risk property checklist.
We carried no listings in Ekkamai on the day this page was written. Not a thin sample — none. So we have nothing of our own to report, and we are not going to lend you Thonglor’s single data point and call it Ekkamai, or reprint a portal’s average of its own asking prices. BTS Ekkamai on the Sukhumvit Line is the anchor, at the Sukhumvit Road end. As on Thonglor, the honest question about any Ekkamai address is how you cover the stretch between your door and that station, twice a day, in the rain.
The Eastern Bus Terminal beside the station is a genuine advantage for anyone who leaves the city eastward often: you board where you live rather than crossing Bangkok to a terminal first.
We could not open the terminal operator’s own website from here on 6 September 2026 — the host presented an invalid certificate and the request was refused — so this page does not publish routes, destinations or departure times. Those are things you would act on, and a timetable copied from a third party is exactly how people miss coaches. Confirm them at the terminal or with the operator directly.

Rather than borrow Thonglor's number or repeat a portal average, we point you at the two figures the Thai state publishes: the Department of Lands and Treasury Department appraisal-value lookup for a specific address, and REIC's quarterly condominium price index for Bangkok and vicinity.
They are neighbouring sois off the same road and are often lumped together, but they are not the same to live on. Thonglor is denser, more commercial and more expensive along its whole length. Ekkamai is longer, more residential the further north you go, and carries the Eastern Bus Terminal at its mouth - which brings coach traffic and arrivals that Thonglor does not have. Ekkamai also runs closer to the Phra Khanong canal at its eastern edge.
It is a trade, not a disqualifier. A working coach terminal means traffic, arrivals at odd hours and a busier soi mouth than a purely residential street would have. It also means you can leave Bangkok eastward without crossing the city first. Buildings well up the soi feel very little of it; buildings at the southern end feel all of it. Visit the specific address at the specific hour you care about.
The southern third is. Ekkamai is a long soi and, like Thonglor, it has one BTS station at one end, so walkability falls away steadily as you move north. Residents at the far end rely on motorbike taxis from the soi mouth. Judge any Ekkamai address by the walk from its door to the station, at the time of day you would actually be making it.
