Thonglor is one road — Sukhumvit Soi 55 — and the sois that hang off it. This is what the street is actually like to live on, what is wrong with it, and exactly how much we can honestly tell you about the rent.
Thonglor is a street, not a district. Administratively it sits inside Watthana, one of the fifty districts of the Bangkok Metropolitan Administration. What people mean by “Thonglor” is Sukhumvit Soi 55 — signposted Thong Lo Road — running north from Sukhumvit Road to Phetchaburi Road, plus the numbered side sois branching east and west off it.
That geography is the single most useful thing to understand before you rent here, because it decides your daily life more than the building does.

Thonglor is where Bangkok goes to eat and drink well. The soi carries an unusually high density of independent restaurants, coffee roasters, izakaya, wine bars, boutique gyms and clinics, and it has a long-established Japanese community that shaped much of that mix. It is one of the few parts of the city where you can live without a car and still have a genuine choice of places to spend an evening within a ten-minute walk.
The building stock is mixed in a way the glossier parts of Sukhumvit are not: newer high-rise towers on the main road, older low-rise apartment blocks and townhouses on the side sois, and a scatter of small compounds that have not been redeveloped yet. That mix is why Thonglor still feels like a neighbourhood rather than a strip of podiums.
The trade is intensity. This is a busy, loud, commercial street, and it is at its busiest exactly when you want to get home.
Every neighbourhood guide should have this section and most do not. These are the complaints residents actually make.

Most “average rent in Thonglor” figures online are one portal’s average of its own asking prices, re-quoted by everyone else. We would rather give you a small true number and tell you where the real ones live.
We carried one available listing in Thonglor: a 1-bedroom condominium, 32 sqm, at 34,000 baht a month — roughly 1,060 baht per square metre per month. One listing is one listing. It is a real unit at a real asking price, and it is not a market rate. We are publishing it as a single data point rather than dressing it up as a range.

BTS Thong Lo on the Sukhumvit Line is the anchor, and it is at the Sukhumvit Road end of the soi. The practical question for any Thonglor address is not “is it near the BTS” but “how far up the soi is it, and how do I cover that stretch twice a day”. Motorbike taxis from the ranks at the soi mouths are how most residents answer it.
The northern exit onto Phetchaburi Road is the underused option: it puts you within reach of the Rama 9 and Ratchada side of the city and the MRT Blue Line without going back down Sukhumvit.

Thonglor is not an administrative district. It is one road - Sukhumvit Soi 55, signposted Thong Lo Road - and the numbered side sois running off it, inside Watthana district in central Bangkok. The road runs roughly north from Sukhumvit Road to Phetchaburi Road. BTS Thong Lo on the Sukhumvit Line sits at the southern mouth, on Sukhumvit Road itself, not up the soi.

Three things people find out after they sign. Thonglor is a single spine with no parallel road, so when it blocks there is nowhere to divert to. It is served by one BTS station on one line and has no MRT, so a Sukhumvit Line outage puts you in traffic. And the further north up the soi you live, the further you are from that station - the northern end is a motorbike-taxi ride away, and asking rents do not always fall to match the distance.
It can be, but it is not the obvious choice. Thonglor's centre of gravity is dining and nightlife, the bar sois are audible at night, and the walk to the BTS from the northern end is not a school-run walk. Families who choose it usually do so for a specific international school or workplace, and take a unit on a quieter side soi rather than on the main road.
No, and many residents deliberately do not have one. Everything on the soi is reachable on foot or by motorbike taxi from the ranks at the soi mouths, and BTS Thong Lo connects to the rest of the Sukhumvit Line. A car mostly buys you somewhere to sit in the same traffic, plus a parking space to pay for.
