Santitham is the value answer to Nimman, one road over and several thousand baht a month cheaper. It is also a neighbourhood whose boundary nobody official has ever drawn, and this page starts by saying so.
Every other guide to Santitham will draw you a boundary. We could not find one. No Thai government document defining the extent of Santitham was obtainable on 6 September 2026, because Santitham is a name people use rather than a unit anybody administers — a part of Chang Phueak subdistrict, north-west of the Old City moat.
What can be verified is the subdistrict and the postcode, and that turns out to be the practically useful part:

So the line that genuinely exists is the 50300 / 50200 subdistrict boundary along Huay Kaew Road, not any line around “Santitham”. If a landlord, a lease or a listing describes a property as Santitham, that tells you roughly where in the city it is and nothing at all that a district office would recognise. Ask for the subdistrict and the postcode on the paperwork, which is what the paperwork will actually turn on.

We name no market, no bar and no guesthouse on this page. Santitham is genuinely known for its street food and its cheap local nightlife, and not one venue could be confirmed from its own published record, so none is listed. A guide that fills that space with a list somebody remembered is worth less than a guide that admits the gap.
Santitham is what Nimman was before Nimman became an international address, and a good deal of its appeal is that the change has not happened here. It is a dense, low-rise, Thai residential neighbourhood: apartment blocks and small houses on narrow sois, an everyday economy priced for residents rather than visitors, and a student population from the university that keeps it awake and keeps it cheap.
Geographically it is well placed in a way that surprises people. The Old City’s northern moat and Chang Phuak Gate are on its doorstep — Chiang Mai International Airport’s own site lists Chang Phuak Gate as a stop on the RTC city bus, at a flat 30 baht per trip, on the R3 Red Line left loop and R3 Yellow Line right loop. Nimman is one road over. You are close to most of what people move to Chiang Mai for, without paying the Nimman premium for the last two hundred metres of it.
The trade is straightforward: you give up the walkable cafe-and-coworking layer and the international convenience that goes with it, and you get a real neighbourhood and a materially lower rent.
Every neighbourhood guide should have this section and most do not. These are the real trade-offs.

Both of the numbers a reader most wants from this page are numbers we do not have, and it is worth being explicit about each.
No PM2.5 number appears on this page. A PM2.5 value is a reading from one monitoring station at one hour, not a property of a neighbourhood, and northern Thailand’s air is a regional condition rather than a local one — Santitham and Nimman breathe the same air. We also state no burning-ban dates: the Chiang Mai provincial announcement could not be obtained from the province’s own site on 6 September 2026, and news reports of ban dates are not the announcement. The Pollution Control Department publishes live station readings for Chiang Mai and that is the source to use, for the months you plan to be here.
We carry no available listings in Santitham. So there is no band of ours to publish. Santitham is genuinely one of the cheaper places to live near the centre of Chiang Mai — but “cheaper than Nimman” is a direction, not a figure, and we are not going to convert it into one we did not measure.

Nobody official says. That is the honest answer and it is the most useful thing on this page. Santitham is a colloquial name for a part of Chang Phueak subdistrict, north-west of Chiang Mai's Old City moat, and we could not obtain any Thai government document defining its extent. What can be verified is the subdistrict it sits inside and the postcode that comes with it: Chiang Mai Rajabhat University's own site gives its address as 202 Chang Phueak Road, Chang Phueak, Mueang, Chiang Mai 50300, and MAYA Lifestyle Shopping Center gives its own as 55 Moo 5, Huay Kaew Road, Chang Phuak, Muang Chiang Mai 50300. Both are 50300. Chiang Mai University, across Huay Kaew Road, is 50200. The subdistrict line is real; the Santitham line is a habit.
Because it is next to Nimman without being priced as Nimman. The two areas share the same subdistrict corner at Huay Kaew Road - MAYA's own address is Chang Phuak 50300, the same subdistrict as Santitham - so a great deal of what makes Nimman convenient is also within reach from here. What you give up is the walkable international layer of cafes and coworking, and what you get back is a Thai residential neighbourhood with lower rents and an everyday economy that is not priced for visitors. It is the standard second move for people who arrive in Nimman and stay in Chiang Mai.
Reasonably, by Chiang Mai standards, though this is a city with no metro or skytrain at all. Chiang Mai International Airport's own site publishes the RTC Chiang Mai City Bus at a flat 30 baht per trip, running as an R3 Red Line left loop and an R3 Yellow Line right loop, with Chang Phuak Gate among its stops - which is at the Old City's northern moat, on Santitham's doorstep. Beyond that it is red songthaews, motorbikes and apps, as everywhere in the city. Santitham is walkable within itself and a short ride from the Old City and Nimman, which is the practical case for it.
