How BAANLYY handles your information, and the terms of using our platform.

BAANLYY's role — a portal, not an owner

BAANLYY is a technology platform and listing portal operated by One Life Ventures Co., Ltd. It connects independent landlords and property owners with prospective tenants. BAANLYY does not own, lease, manage, or control any property listed, holds no inventory of its own, and is not a party to any lease or rental agreement. All listings are provided by, and are the responsibility of, the independent landlords and owners who post them. Any property posted by BAANLYY's operators in a personal capacity is offered on the same terms as any other listing and is not owned by, or part of, BAANLYY.

BAANLYY and One Life Ventures Co., Ltd. are not attorneys and do not, and will not, provide legal advice or legal services. Any lease, application, or contract document made available through this platform is provided as a convenience template for at-will use — you may use, modify, or decline it at your discretion. These documents are not a substitute for advice from a qualified Thai lawyer. By using the platform you acknowledge that BAANLYY is a rental and relocation service, not a law firm, and that you are responsible for obtaining independent legal counsel where appropriate.

BAANLYY ("we", "us"), an independent rental and relocation platform operated by One Life Ventures Co., Ltd. (a company registered in Thailand) at baanlyy.com, respects your privacy and protects your personal data under Thailand's PDPA and, where applicable, the GDPR.

Identity documents and proof-of-funds are collected only with your explicit consent and used solely to assess and process your application. You may withdraw consent at any time.

4. How we protect your data

Documents are stored in access-controlled, encrypted storage in the Southeast Asia region. Access is restricted by role to staff who need it, with TLS encryption in transit and an audit log of access to sensitive records.

5. Sharing & international transfers

We share data only with the property owner or manager involved in your lease, and with service providers (hosting, payment, e-signature) bound by confidentiality. Cross-border transfers use appropriate safeguards under the PDPA and GDPR.

6. Retention & your rights

We keep data only as long as necessary and to meet legal obligations. You may request access, correction, deletion, restriction, or portability, and may object or withdraw consent. 1. About these terms

By using baanlyy.com you agree to these Terms. BAANLYY is a listing portal operated by One Life Ventures Co., Ltd. that connects independent landlords and property owners with prospective tenants. BAANLYY does not own, lease, manage, or control any property listed, and is not a party to any lease or rental agreement. Listings are posted by, and remain the responsibility of, independent landlords and owners.

2. Listings & pricing

Listings, availability, and pricing (including lease-term pricing from the calculator) are indicative until confirmed in a signed lease. The calculator provides estimates, not a binding offer.

3. Applications & leases

An application does not guarantee a lease and is subject to verification and owner approval. Leases are issued in Thai and English; the Thai version governs in any conflict. Electronic signatures are recognized under Thailand's Electronic Transactions Act.

4. Payments & acceptable use

Deposits, advance rent, and (when available) recurring rent are processed through third-party providers. You agree to provide accurate information and not to submit fraudulent documents.

5. Liability & governing law

To the extent permitted by law, BAANLYY is not liable for indirect or consequential losses. These Terms are governed by the laws of the Kingdom of Thailand.
