There is no condominium market in this province. Five sources return zero condo projects, four independent portals return zero rentals with working canaries on the same slug, and the one "condo" entry any portal carries turns out to be a house priced by the square wa.
The one-line version: BAANLYY has no verified condominium building in Chai Nat because no source we opened names one. This page is therefore an honest market overview rather than a building directory, and it will stay that way until an individual building can be verified. What the province actually has is detached houses and land, thirteen advertised apartment buildings for rent, and a large owner-let market that nobody indexes. We publish no developer, year, floor count, unit count or coordinate for any building here, because none exists to publish.
| Source & route | What it returned | What that means |
|---|---|---|
| DDproperty — condo directory | "We didn't find anything this time" / "No results found in Chai Nat" | Zero condominium projects listed for the province on the province-bounded directory route. |
| DDproperty — condo for sale, and condo for rent | Zero on both | The condo-for-rent page title is itself date-stamped 'No Results for Condo for Rent in Chai Nat, Aug 2026', which is a useful thing for a portal to print. |
| DDproperty — property for sale (the canary) | 28 listings | This is what proves the four zeros above are real rather than a broken URL: the same province slug returns a working, correctly-bounded page with 28 for-sale cards in Sankhaburi and Mueang Chai Nat. |
| Hipflat — property for rent, and for sale | 0 for rent, 116 for sale | The 116 breaks down by district as Hankha 44, Mueang Chai Nat 25, Noen Kham 18, Manorom 9, Wat Sing 8, Nong Mamong 6, Sapphaya 6 — which sums to exactly 116, so the bounding is genuine and none of it is a condominium. |
| CheckRaka — all condo projects, Chai Nat | "No new condo projects found" | Reached via CheckRaka's own province index of 10 rather than the Thai province code 18, which returns a different province entirely. A trap worth recording for anyone re-running this. |
| PropertyHub — condo for rent | Zero, then a facet that contradicts it | Printed zero and 'no rental listings' at province level while its own nearby-locations block advertised six condos for sale at a facet that itself printed zero when opened. We publish no number from it. |
| BaanFinder — condo projects in Chai Nat | "Total Results: 1" — which does not survive contact | See the section below. The single entry is typed 'Condo' by the portal, but the only listing inside it is a house priced by the square wa, and the page carries no photographs, no spec table, and states no developer, year, floor count or unit count. |
The reason to lay this out in full rather than simply write "no condos" is that a zero is only worth something if the route worked. Each of the zeros above sits beside a canary on the identical slug that returned a non-zero, correctly-bounded result — 28 on DDproperty, 116 on Hipflat, 4 on Thailand-Property. A zero without a canary is just a URL you got wrong.
BaanFinder's condo-project route for Chai Nat returns Total Results: 1. The entry is the Baan Eua Arthorn site at Khao Tha Phra in the capital district, typed Condo by the portal. Opening it, the only listing inside reads "Sale House — 760,000 Baht — 26.3 Wa Square — House for Sale in Mueang Chai Nat, Chai Nat". A land measurement in square wa attached to a house is not a condominium unit, and the page beneath the label contradicts the label. The same page states that no photographs are available, carries no specification table, and gives no developer, no completion year, no floor count and no unit count. "Baan Eua Arthorn" is the National Housing Authority's low-cost housing programme name rather than a developer, and we did not open an NHA page for this specific site, so we assert nothing about its ownership or delivery either.
We are also recording an unresolved loose end rather than quietly closing it: a second BaanFinder record exists under a very similar name for what may be the same site, and we did not open it. It may be a duplicate or a prefix-truncated variant of the same record — a known failure mode on Thai property portals — or it may be a separate place. Until someone opens it, it is a question, not a building.
| Stock type | Scale | Where | Detail |
|---|---|---|---|
| Detached houses & land | The dominant form of ownership stock | Every district | The 116 for-sale listings Hipflat bounds to Chai Nat and the 28 DDproperty returns are houses and land, and the district spread — Hankha 44, Mueang Chai Nat 25, Noen Kham 18 — follows land area rather than population, which is what a farmland market looks like. |
| Apartment buildings (advertised for rent) | 13 advertised, about 12 unique | 12 in Mueang Chai Nat, 1 in Sapphaya | The whole browsable rental market, at ฿700–6,000 a month, on a single portal, with only two of the thirteen listings refreshed inside the last two years. The full picture is in the rental market guide. |
| Shophouse rooms & owner-let houses | Not indexed anywhere | Everywhere, especially the six districts with nothing advertised | The real long-stay market in a province like this, found on foot and through people rather than online. We cannot size it and do not pretend to. |
| Registered condominium buildings | None found | — | No page we opened names one, or states a developer, completion year, floor count, unit count or coordinate for one. BAANLYY publishes no Chai Nat building directory rather than publishing an unverified one. |
Three things, and the first is the important one. Our condominium zero is a portal-wide zero, not a statutory one: we did not reach the Department of Lands condominium register, which is the only source that could confirm no building in Chai Nat is registered as a condominium. What is proven is that no commercial property portal in Thailand carries one — which is the operative fact if you are trying to rent or buy, but is not the same claim. Second, we publish no number from PropertyHub or LivingInsider, because both rendered counters contradicting the pages they link to. Third, we do not treat NaYoo's blank as evidence: that portal covers eleven provinces and Chai Nat is not one of them, so its silence is absence of coverage rather than absence of supply.
Tell BAANLYY what you are looking for and we will be honest about what this province can supply.
Primary and official sources are cited above. Government rules, fees and procedures in Thailand change over time and vary by office; always confirm current requirements with the relevant authority before relying on them. BAANLYY never takes paid placement in editorial content.
