Overview

Hang Dong is where relocating families and space-seekers head. Southwest of the city toward the airport and the mountains, it trades walkable density for gated moo-baan estates, detached houses with gardens and pool villas — at prices that would buy a small condo back home.

The Canal Road (Khlong Chonprathan) corridor running through Hang Dong and into San Pa Tong is the city's de-facto international-school and lifestyle belt, dotted with cafes, garden restaurants, plant nurseries and design showrooms. It is car-dependent but green, calm and family-friendly.

Downsides are the commute — you will drive for most things — and the need for a car rather than just a scooter if you have kids. In return you get the most house-and-garden value in the Chiang Mai area and quick access to Doi Suthep-Pui and the southern mountains.

Hang Dong is the area for landed homes and pool villas rather than condos. Buyers find the widest choice of moo-baan houses and new villa projects in greater Chiang Mai here; rental demand is led by relocating families on school timelines, so quality estates near the Canal Road let well.

FAQ

Hang Dong — frequently asked questions

Is Hang Dong good for families?

It is the area many relocating families choose: gated estates and pool villas with gardens, a calm low-density feel, and proximity to several international schools along the Canal Road corridor. A car is essential, but space and value are excellent.

How much is rent in Hang Dong?

Indicative long-term rents run roughly THB 8,000–16,000 for a one-bedroom condo, THB 18,000–40,000 for a three-bedroom house and THB 35,000–90,000 for a pool villa, depending on estate and finish.

Which international schools are near Hang Dong?

The southwestern corridor is the city's school belt, with options including Panyaden, Grace International, American Pacific (APIS) and others nearby, plus Prem Tinsulanonda to the north — one reason families cluster here.

Do I need a car in Hang Dong?

Effectively yes. There is no public transport, ride-hailing can be slow to arrive, and distances between home, schools and shops are larger than in town. Most households run a car, often alongside a scooter.

How far is Hang Dong from central Chiang Mai?

About 25–35 minutes to Nimman or the Old City and roughly 20 minutes to the airport, traffic depending.
