Overview

The Old City is the cultural core of Chiang Mai: a roughly 1.5km square ringed by a moat and the remnants of its Lanna-era brick walls, dense with temples like Wat Chedi Luang and Wat Phra Singh, cafes, massage shops, hostels and the famous Sunday Walking Street market.

Housing here skews low-rise and characterful — renovated teak houses, small apartment blocks and boutique condos rather than towers, since height limits protect the historic skyline. That makes the Old City charming and central but lighter on modern, amenity-heavy condos than Nimman or Chang Klan.

It suits people who want to live inside the postcard: walk to temples and markets, soak up Lanna culture, and reach Nimman or the Night Bazaar in minutes. The flip side is tourist footfall, weekend market closures and fewer big-building facilities.

Rental & sale pricing

Indicative long-term monthly rents in Old City, by unit size. Ranges reflect the spread from older or smaller stock to new, high-spec properties — short-term and high-season rates run higher. Verify current asking prices on individual listings.

UnitMonthly rent (THB)
Studio฿6,000฿12,000
1-bedroom฿8,000฿18,000
2-bedroom฿15,000฿30,000
House / 3-bed฿20,000฿45,000

The Old City is more a rental-and-lifestyle play than a condo-investment one — boutique stock is scarce and heritage rules limit new towers. Buyers tend to seek renovated houses or rare small developments; long-stay rental demand is steady thanks to the location's permanent tourist and expat draw.

FAQ

Old City — frequently asked questions

What is the Old City of Chiang Mai?

It is the historic, moated square at the centre of the city — about 1.5km on each side — enclosed by a water moat and Lanna-era walls, packed with temples, markets, cafes and guesthouses. It is the cultural and tourist heart of Chiang Mai.

Is the Old City a good place to live?

Yes, if you value walkable culture and central location over modern condo facilities. Housing is mostly low-rise houses and boutique blocks because height limits protect the skyline, so it feels human-scale and characterful.

How much is rent in the Old City?

Indicative long-term rents run roughly THB 6,000–12,000 for a studio, THB 8,000–18,000 for a one-bedroom and THB 15,000–30,000 for a two-bedroom, with renovated houses higher.

Is it too touristy to live in?

There is steady tourist footfall and the Sunday Walking Street closes central streets weekly, which some find lively and others tiring. Quieter sois near the inner walls offer a calmer base while staying walkable.

How far is the Old City from the airport?

About 15 minutes by car — Chiang Mai International Airport sits just southwest of the moat.
