Sixteen advertised long-stay buildings in a province of twelve districts, every one of them tagged to the same university. This page sets out exactly what we found, what we could not reach, and why two of the portals we checked count for nothing.
In August 2026 RentHub's Pattani province index displayed sixteen advertised long-stay buildings. Its own district facet read Muang Pattani (15) and listed no other district at all, which means eleven of the province's twelve districts — Kapho, Khok Pho, Mae Lan, Mai Kaen, Mayo, Nong Chik, Panare, Sai Buri, Thung Yang Daeng, Yarang and Yaring — advertise nothing on it. The landmark facets are the more revealing set: Prince of Songkla University Pattani Campus (16), Pattani Community College (14), Pattani Hospital (12), Thanyarak Pattani Hospital (9). Every listing in the province is tagged to the university, and most of them physically sit in tambon Rusamilae where the campus is, with a couple over in Sabarang near the general hospital.
The advertised range is ฿600 to ฿5,500 a month. The bottom of it is a single dormitory-style room and we do not treat it as a market floor; strip it out and the working band is roughly ฿2,300 to ฿4,900. Freshness is respectable for a province this size: the two most recently touched listings carried 07/08/2026 dates, days before we looked, with several more in 2024 and 2025 — against a stale tail of four (Somrapat, Marina Women Dormitory, Sumintra and CHOTIYA) dating from 2017 to 2019.
On the zero amenity facets. RentHub's filter panel for Pattani read lift 0, air conditioner 0, fitness 0, pets 0 — every facet zero. We publish that with its denominator attached, which is sixteen, and we draw no conclusion from it. At that scale a zero facet is far more likely to mean nobody filled in the tick-boxes than that no apartment in the tropical Deep South has air conditioning. BAANLYY does treat zero-facet evidence as meaningful elsewhere, but only where the sample is large enough for an absence to be informative — and sixteen is not.
Counts as a source with inventory: RentHub, sixteen buildings. Counts as a genuine zero: FazWaz returned zero condos for sale for Pattani, and we can publish that zero because its own house-for-sale route on the identical slug returned a full page of content — a working canary on the same slug is the only thing that separates a real zero from a dead URL. Counts, thinly: DDproperty's province-bounded route in-pattani-th94 returned three properties for sale, none typed as a condominium, though its own auto-generated FAQ text gave the total as three in one paragraph and two in another; that contradiction is the portal's and we report it rather than pick. Counts as one project: CheckRaka, on its own province numbering — Pattani is province=31 there, not the Thai code 94 — returned exactly one condominium project. Counts for nothing: Hipflat and BaanFinder both returned JavaScript shells with no rendered body, so no number from either appears anywhere on this site; an empty shell is not a zero and treating it as one would be the single easiest way to publish a false finding. Excluded by ownership: PropertyHub, which is the same company as RentHub (Zimple Media, named in RentHub's own footer), so the pair is one source and not two.
Start at the university if you have any connection to it — every advertised building in the province is tagged to PSU Pattani, and the campus is where the province's English-speaking network is. Beyond that, accept that the visible market is a fraction of the real one. Roughly 88 per cent of the province is Muslim and Pattani Malay is widely spoken alongside Thai, and most long-stay housing moves through mosque, family and neighbourhood networks rather than listings. Get a Thai- or Malay-speaking intermediary, expect to be driven to places rather than to browse them, and budget for a motorbike: the Ajarn region guide is blunt that the motorbike is king, songthaews run only a few main routes, taxis are rare and ride-hailing is unreliable after dark. Finally, check your own government's current travel advisory and your insurance before you commit to a lease — the province carries standing advice from the US, the UK and Australia, and part of it sits under an Emergency Decree extended to 19 October 2026.

At the bottom, a listing called Somrapat quotes ฿600–1,200, which is a dormitory-style room rather than an apartment and should not be read as a market floor. At the top, ฿5,500. The bulk of the sixteen cluster between ฿2,300 and ฿4,900. Ajarn.com's Pattani region guide, written by a resident teacher and updated 7 February 2026, gives no figures but confirms the direction: rent for a basic apartment or small house is reasonable, local food is cheap, and a teacher's salary goes a long way if you live simply. Two caveats worth holding onto. These are advertised asking prices on one portal, not transacted rents. And they describe one district of twelve.
Because it is a university housing market with a hospital attached, not a provincial rental market. RentHub's own landmark facets say so unambiguously: Prince of Songkla University Pattani Campus (16), Pattani Community College (14), Pattani Hospital (12), Thanyarak Pattani Hospital (9). Every single one of the sixteen listings is tagged to the university. Its district facet reads Muang Pattani (15) and lists no other district at all, and the listings themselves sit almost entirely in tambon Rusamilae, where the PSU campus is, with a couple in Sabarang near the general hospital. That is what you would expect in a province whose only large institution generating a floating population of tenants is a university founded in 1968 — and it means that if your reason for being in Pattani is not the university or the hospitals, the advertised market is not built for you and you will be finding a house or a room through people rather than through a website.
Better than most small Thai provinces, with a stale tail. The two most recently touched listings carried 07/08/2026 dates — within days of the check — and several more sit in 2024 and 2025. Against that, four of the sixteen are visibly old: Somrapat, Marina Women Dormitory, Sumintra and CHOTIYA all carry dates between 2017 and 2019. A stale listing is not proof the building is gone; it usually means the landlord stopped updating a portal they never depended on. But it does mean you should treat any specific price on an old listing as a starting point for a phone call rather than as a quote.
Six, and the results split three ways. POSITIVE INVENTORY: RentHub, sixteen buildings, ฿600–5,500, district facet Muang Pattani (15). A GENUINE ZERO: FazWaz returned zero condos for sale for Pattani, and that zero is real rather than a broken route because its house-for-sale page on the identical slug returned a full page of content — a canary on the same slug is the only thing that makes a zero publishable. THIN BUT REAL: DDproperty's province-bounded for-sale route at in-pattani-th94 returned three properties, none of them a condominium — a house in Mayo at ฿1.5m, land in Nong Chik at ฿230,000 and a house in Sabarang at ฿11.5m — although its own FAQ block said three in one place and two in another, an inconsistency that belongs to the portal. ONE PROJECT: CheckRaka, on its own province numbering (Pattani is province=31 there, not the Thai code 94), listed exactly one condominium project. NO SOURCE AT ALL: Hipflat and BaanFinder both returned JavaScript shells with no rendered body, so we publish no number from either — an empty shell is not a zero. And we do not count PropertyHub, because it is the same company as RentHub.
It is where most people actually live, and no website can price it. Around 88 per cent of Pattani's population is Muslim on the 2014 census and Pattani Malay is widely spoken alongside Thai; a great deal of long-stay housing here moves through mosque, family and neighbourhood networks that no portal indexes and no foreigner finds by searching in English. The visible stock is houses, half-shophouses and rooms above businesses, agreed in person and often without a written lease in the form a relocating professional would expect. Practical advice: get a Thai- or Malay-speaking intermediary, start at the university if you have any connection to it, and expect to see places by being driven to them rather than by browsing photographs.
