The short version: every neighbourhood is rated 0–10 on nine equally-weighted factors, averaged, then multiplied by 10 for a 0–100 BAANLYY Area Score. No factor is secretly weighted more than another, and every city's live ranking is one click away below.

The nine factors

Each factor is rated on a 0–10 scale for every neighbourhood BAANLYY has built area data for.

The formula

Overall score = (sum of the nine 0–10 factor ratings ÷ 9) × 10, rounded to the nearest whole number, producing a 0–100 BAANLYY Area Score. All nine factors carry equal weight in this default score — there is no hidden multiplier favouring, say, investment over family-friendliness. If your own priorities differ from an equal-weight average, use the per-factor columns on each city's /scores page to build your own weighted view rather than relying on the single overall number.

Where the data comes from

The nine factor ratings come from BAANLYY's own area dataset, maintained per city and per neighbourhood, informed by transit-network maps, amenity and business density, and BAANLYY's editorial, on-the-ground knowledge of each area. It is not sourced from a single third-party statistical index — it is a proprietary, editorial assessment, clearly labelled as such everywhere it appears on the site.

How exactly is the BAANLYY Area Score calculated?Each area is rated 0–10 on nine factors (transit, convenience, walkability, safety, nightlife, family-friendly, digital-nomad, investment, luxury). Those nine 0–10 ratings are averaged into a single 0–10 figure, then multiplied by 10 to produce the final 0–100 BAANLYY Area Score shown on each city's /scores page. All nine factors are weighted equally in the default score — there is no hidden weighting toward any single factor.
Where does the underlying data come from?From BAANLYY's own area dataset (app/lib/area-deep.ts and each city's own area-detail data), maintained editorially rather than pulled from a single third-party index. It is best understood as BAANLYY's professional assessment of each area, informed by transit maps, amenity density, and on-the-ground knowledge of each city — not a government statistic.
What is a 'category leader'?Each city's /scores page also shows the single top-scoring area for each of the nine individual factors — for example, the area with the highest Transit rating even if it isn't the highest-scoring area overall. This helps someone who cares about one specific factor (say, nightlife) find the best-fit area even if it isn't the top all-round performer.
Can two areas tie, and how are ties broken?Yes. When the overall 0–100 score ties, the ranking falls back to alphabetical order by area name — it is not a hidden secondary ranking criterion, simply a stable, predictable tie-break.
Is the Area Score the same as a government or bank valuation?No. It is a proprietary, editorial comparison tool built by BAANLYY, explicitly for general comparison — not an appraisal, valuation, or investment, legal or financial advice. Two people who each weight the nine factors differently for their own priorities may reasonably reach a different conclusion than the raw overall score suggests.
Does the Area Score cover every neighbourhood in every Thai city?It covers every neighbourhood BAANLYY has built area-level data for across the 23 cities listed below — this is BAANLYY's current area-coverage footprint, and it continues to expand as more cities and areas are added.
