Tak & Mae Sot

Thailand's northwestern frontier province — the Mae Sot border trade town, the Thanon Thong Chai mountains and a small, honest condominium market.

About Tak & Mae Sot

Tak is a mountainous northwestern province on the Myanmar border. Its administrative town, Mueang Tak, sits on the Ping River, but the province's commercial centre is Mae Sot — one of Thailand's busiest border-trade towns, opposite Myawaddy across the Moei River. Mae Sot draws traders, NGO and cross-border workers, and a steady flow of expats tied to trade, aid and teaching. Beyond the towns, Tak is largely national park and highland country (Umphang's Thi Lo Su waterfall, the Thanon Thong Chai range).

For housing, Tak is a detached-house and townhome province. Registered condominiums are few and concentrated in Mae Sot — BAANLYY carries only the projects we can verify rather than padding the list. Most long-stay renters here take houses or serviced apartments; the condo options are best treated as a small, specific slice of the market.
