Thailand's property market runs on relationships and reputation, but consumers arriving from abroad have no easy way to tell a trustworthy professional from a risky one. The Trust Score fixes that — it turns identity, service quality and track record into one honest, visible signal. It cannot be paid for, and we never rank professionals for money.

Can create a profile and draft listings, but appears clearly labelled as unverified and ranks below verified professionals.

The methodology

What goes into the score

The Trust Score is a weighted blend of six factors. Identity carries the most weight because trust starts with knowing who someone is — but service and track record decide who reaches the top.

Whether government ID, contact channels and agency, brokerage or ownership documents have been confirmed. The single largest factor — trust starts with knowing who you are.
Listing quality & accuracy20%
Complete, honest listings with real photos, correct pricing, accurate specs and current availability. Listings flagged as inaccurate or duplicated lower the score.
Responsiveness15%
How quickly and reliably you reply to enquiries. Fast, consistent first responses raise this; ignored leads pull it down.
Client reviews & ratings15%
Moderated client reviews, each submitted from a signed-in BAANLYY account, limited to one per account per professional, refused on your own profile, and approved by our team before it displays or scores. Volume, recency and average rating all count.
Activity & freshness10%
Keeping listings, availability and your profile current. Active, regularly updated professionals rank above dormant ones.
Professional credentials & content10%
Brokerage standing, licences where applicable, and helpful published content — area guides, tower guides and market notes under your name.

How to raise your Trust Score

  • Complete every verification step — government ID plus agency/brokerage or ownership documents.
  • Reply to every enquiry fast, even a short holding message. Responsiveness compounds.
  • Keep listings complete and honest — real photos, accurate price, correct specs, current availability.
  • Ask satisfied clients to leave a review from their own BAANLYY account; recency and volume both matter.
  • Update availability and your profile regularly so you read as active, not dormant.
  • Publish helpful area, tower or market content under your name to lift the credentials factor and your SEO.
For renters & buyers

How to use it wisely

A high Trust Score and a Verified badge mean the professional's identity is confirmed and they have a strong track record on BAANLYY. Treat it as a confidence filter, not a guarantee: it tells you who you're dealing with, not that a specific property, price or contract is right for you. What is the Trust Score?It's a 0–100 signal of how trustworthy and reliable a BAANLYY professional is, built from weighted factors: identity verification, listing quality, responsiveness, client reviews, activity and professional credentials. It's shown on every agent, brokerage and owner profile so consumers can judge at a glance.
Can I pay to raise my Trust Score or buy a badge?No. The Trust Score and verification badges cannot be bought, and we never sell placement or rank professionals for money. Every point is earned through verification, service and reviews. That's what keeps the signal meaningful for renters and buyers.
How is verification done?You submit a government ID plus your agency or brokerage proof (or just your ID if you're an independent agent) — or, for landlords, a title deed or ownership proof and your property address. Our team reviews and issues the appropriate Verified badge — usually quickly.
Do I need a real-estate licence?Thailand doesn't require a real-estate licence, so it isn't mandatory. We verify identity and professionalism instead. Where you do hold a licence or formal brokerage standing, adding it strengthens your credentials factor and Trust Score.
How should renters and buyers read the Trust Score?Use it as a starting filter, not a guarantee. A high score and a Verified badge mean the person's identity is confirmed and they have a strong track record on BAANLYY — but always do your own due diligence on the property, the price, the paperwork and the legal title before committing money.
Are BAANLYY reviews verified?They are moderated, which is not the same thing, and we would rather be precise about it. Every review must be submitted from a signed-in BAANLYY account, is limited to one per account per professional, cannot be left on your own profile, and is read and approved by our team before it appears publicly or counts toward a Trust Score. What we do not currently do is confirm that a reviewer actually rented, bought or transacted with the professional they are reviewing — there is no verified-transaction check behind a review the way there is behind a Verified badge. Read reviews as moderated opinion, and weigh them alongside the identity verification, which is evidence-backed.
Does a low or new score mean an agent is bad?Not necessarily — new professionals start in the Building band simply because they haven't completed verification or built a review history yet. The score rewards verification and consistency over time, so a brand-new but fully verified agent can climb fast.
