Ten advertised buildings in the whole province, nine of them visible, in a band of ฿2,200 to ฿6,000 a month — and, unusually for a province this size, an independent source that agrees. Here is exactly what we found, what we excluded, and what we could not verify.

What we measured

In August 2026 RentHub's Samut Songkhram province index displayed ten advertised long-stay buildings, with a district facet reading Muang Samut Songkhram 8 and Amphawa 2 — a facet that sums exactly to the headline. Bang Khonthi, the third district, did not appear in it at all. Nine of the ten rendered as cards on page one, so this page publishes both numbers rather than silently choosing. That is the whole browsable long-stay market in Thailand's smallest province. Separately, DDproperty's province-bounded condo-for-sale route returned exactly one condominium listing, and its own FAQ block repeated the number. Everything below is what those pages actually said.

Two exclusions, stated up front. First, HAKKA Wellness Residence quotes ฿41,720–69,720 a month — between ten and twenty times everything else on the index — and its own listing describes it as a wellness residence rather than an apartment. It is a different product, so it is excluded from every band on this site and named explicitly in the table below rather than quietly dropped. Second, RentHub's “areas around Samut Songkram” block crosses the provincial border: it offers Damnoen Saduak Floating Market and Damnoen Saduak Hospital, both in Ratchaburi. Those counts are not Samut Songkhram supply and are not used anywhere on this page.

These are advertised asking prices from one portal on one day, transcribed as displayed — not a BAANLYY-verified rent index, and not an availability guarantee. The tambon shown is the one each listing states about itself. Two of the nine give a daily rate as well as a monthly one, which usually means the building takes short-stay guests too.

The one condominium

Baan Ua-Athorn Mae Klong

DDproperty's province-bounded condo-for-sale route for Samut Songkhram returned exactly one listing, and its own FAQ block confirmed the count. The listing is a 32 square metre one-bedroom, one-bathroom unit in Baan Ua-Athorn Mae Klong, tambon Bang Kaeo in the capital district, built in 2010, held freehold, at ฿529,000 — ฿16,635 per square metre — and listed on 24 July 2026. “Baan Ua Arthorn” is the name of the National Housing Authority's affordable-housing programme, so the block is almost certainly an NHA scheme; but we did not open a registry record for this building, and so we publish no developer, floor count, unit count or coordinate for it. Note also that the portal's own “popular locations” facet on that page offered Amphawa and Bang Khon Ti — neither of which contains the single listing. A facet is a navigation menu, not an inventory. Context

Why the market is this small

Three numbers explain it. First, the province's registered population has fallen at every count since a 1990 peak of 206,506 — 204,177 in 2000, 194,086 in 2011, 192,052 in 2020 — so there has been no demographic pressure to build. Second, real estate accounts for 3.0 per cent of gross provincial product but employs 161 people in the whole province, 0.2 per cent of the workforce; there is barely a development industry here to speak of. Third, the tourism that does exist is a weekend business — hotels and restaurants employ 11,667 people, 11.2 per cent of the workforce, on 1.8 per cent of output — which produces resorts, homestays and guesthouses rather than long-stay apartment blocks. Add Bangkok 63 kilometres up Rama II Road and it is easy to see why nobody has built a condominium tower here.

How many rental properties are actually available in Samut Songkhram?

Ten advertised buildings, of which nine were visible, on the one portal we could bound to the province — and that is a count of buildings, not rooms. RentHub's Samut Songkhram province index displayed ten in August 2026 with a district facet reading Muang Samut Songkhram 8 and Amphawa 2. That facet sums exactly to the headline, which matters: several Thai portals publish counters that contradict their own facets, and where that happens BAANLYY publishes no number at all. Bang Khonthi, the third district, did not appear in the facet. Nine of the ten rendered as cards on page one; we publish both figures rather than silently picking one. Off-portal supply is certainly larger — houses, shophouse rooms and canal-side resort rooms let directly by owners never reach a listing site — but nobody can browse it, and we do not estimate it.

What does an apartment actually cost in Samut Songkhram?

Between ฿2,200 and ฿6,000 a month on the advertised stock, once one outlier is removed. The cheapest current listing is ฿2,500 at Shineklongkhern in Khlong Khoen and the cheapest overall is ฿2,200 at Khru San Residence in the town; the top of the ordinary band is ฿6,000 at Siripech in Bang Kaeo. The outlier is HAKKA Wellness Residence at ฿41,720 to ฿69,720 a month — a completely different product, described as a wellness residence by its own listing, and excluded from every band we publish. What makes this figure more trustworthy than the equivalent in most small provinces is that a second, corporately unrelated source agrees: Ajarn.com's Samut Songkhram region guide, written and edited by teachers who live in the province and last updated 8 January 2026, gives ฿3,000 to ฿6,000 for an apartment and notes that fully furnished ones are available and that rent here is cheaper than in comparable provinces.

Are the listings current or is this an archive?

Unusually current, which is worth saying because it is rare. Seven of the nine visible listings carry a date inside the last twenty-four months: July 2026, March 2026 twice, February 2026, July 2025, January 2025 and October 2024. Only two are stale, from July 2019 and November 2016 — and both of those also quote a daily rate, which usually signals a building that doubles as short-stay accommodation. Five of the nine carry RentHub's own 'verified listing' badge. Compare that with several other small Thai provinces on this platform where the great majority of the advertised stock has not been refreshed since 2023, and the Samut Songkhram index reads as a live market rather than an archive — just a very small one.

Why do you not count PropertyHub as a second source?

Because it is not one. RentHub and PropertyHub belong to the same company — Zimple Media Co., Ltd, whose Bangkok address and DBD registration appear in RentHub's own footer — and each site renders the other's domain in its own header navigation. Treating the pair as independent corroboration would be a straightforward error, so BAANLYY counts them as one source. The same discipline applies to the portal's geography: RentHub's 'areas around Samut Songkram' block offers Damnoen Saduak Floating Market and Damnoen Saduak Hospital, both of which are in Ratchaburi province, so those facet counts are not Samut Songkhram supply and are not included in anything on this page. Ajarn.com, by contrast, is a genuinely independent source with no property-portal relationship, which is why its rent band carries real weight here.

What about the amenity filters all showing zero?

We report it and draw no conclusion from it, and the reason is the denominator. RentHub's filter panel for Samut Songkhram showed 0 against every amenity — lift, air conditioning, fan, WiFi, refrigerator, furniture, water heater, pets, CCTV, parking, pool, fitness, EV charger, the lot. With nine visible listings, that is far more likely to mean nobody filled in the tick-boxes than that no apartment in the province has an air conditioner. A zero facet is real evidence at scale, where the absence tells you something about a market of hundreds of listings; at a denominator of nine it tells you about data entry. BAANLYY uses zero-facet evidence elsewhere on this platform, and states the denominator every time — including when, as here, the denominator makes the evidence worthless.
