An honest look at Surin's housing stock — mansion-style apartment blocks, townhouses, houses and village compounds — and why there is no condominium directory to publish.
The short version: this is not a condominium market, and we checked. Four portals, one province, no condominium — twenty sale listings on DDproperty across all seventeen districts, all land, houses and townhouses; the word absent from FazWaz's Surin page; a project search returning only Phuket's Surin Beach; and around fifty Mueang Surin apartment listings where the filters for lift, pool and gym all return zero. Rather than pad a page with a directory of buildings whose developer, year, floor count, unit count and coordinates we have not individually confirmed, this guide tells you what actually exists here. If a modern condo with a pool and gym is a requirement, the nearest real market is Nakhon Ratchasima, two to two and a half hours west by train.
What Surin does have is a real, live rental sector — which is more than several thinner provinces can say — and it is cheap. It is also unmistakably student- and hospital-driven: the listing catchments in Mueang Surin centre on Surin Technical College, Surindra Rajabhat University, the RMUTI Surin campus, the Mahachulalongkornrajavidyalaya campus, Surin Hospital and Surin Ruamphaet, and the two subdistricts that carry almost all the inventory are Nai Muang inside the town and Nok Muang just outside it, with a little in Salak Dai. Beyond the capital, housing means townhouses and detached houses in the district centres and village houses across the rice plain, let directly by owners. Everything below is an indicative guide range built from observed listings, clearly labelled as such, because no published Surin rent index exists to cite.
The deepest part of a shallow market, and the reason Surin has a formal rental sector at all. Purpose-built apartment and mansion blocks cluster around Surin Technical College, Surindra Rajabhat University, the RMUTI Surin campus and the two main hospitals, letting to students, nurses and technical staff. Rooms are typically furnished to a basic standard with air-conditioning, electricity and water metered separately, and many blocks also quote daily rates — which tells you the stock is a serviced-room hybrid rather than long-lease residential. This is where the cheapest formal housing in the province is.
The provincial capital's core carries rooms above shophouses, small owner-run blocks and the province's townhouse stock, spreading out toward the ring road. It is the only part of Surin where you can rent without a vehicle being a hard requirement — Surin Hospital, the Class 1 railway station, the bus terminal and the fresh markets are all inside a walk. Expect to pay a little more than the campus ring for that, and expect the supply to be thinner, because the purpose-built blocks are outside the old town rather than in it.
Outside Mueang Surin there is essentially no apartment sector. What is let is townhouses and detached houses in the district centres and village houses and farm compounds beyond them, taken directly from their owners — usually with a garden and parking, usually unfurnished or lightly furnished, and almost never advertised online. Sikhoraphum is the most connected of them, sitting on both the railway and the hourly Sisaket minibus route. The honest question everywhere else is the measured drive time back to Surin Hospital.
We publish no rent range for the four districts that touch Cambodia, and that is deliberate. The Chong Chom crossing has been closed since mid-2025, martial law remains in force in parts of the frontier, the US, UK and Australian governments advise against travel within fifty kilometres of the border, and standard travel and health insurance can be void inside that band. Land there is genuinely the cheapest in the province and the Khmer temples are its finest. Neither of those facts changes the advice, which is to check your own government's live position before considering the area at all.
Surin currently has no verified building records in BAANLYY's directory, and no unverified ones either — we do not create placeholder entries. If a registered condominium project exists in the province, confirming it means establishing its developer, completion year, floor count, unit count and exact coordinates against authoritative sources, and that verification work sits in BAANLYY's ongoing data backlog. The named apartment and mansion blocks that appear on Thai rental portals here are a different category — they are rental buildings rather than registered condominiums, and we do not promote a listing into a building record. Until the verification work produces something, this overview is the honest complete picture.
Not one that BAANLYY could verify. We checked the major Thai portals for this province and the result was consistent: twenty sale listings across the whole of Surin on DDproperty, all land, houses and townhouses with no condominium among them; no occurrence of the word on FazWaz's Surin province page; a Hipflat project search returning only Phuket's Surin Beach projects; and roughly fifty apartment listings in Mueang Surin on RentHub where the facility filters for lift, swimming pool and fitness room all return zero. That is a description of the province, not a gap in our coverage — a rural rice-and-silk economy of 1.36 million people with the lowest Human Achievement Index score in Thailand does not generate condominium supply. What exists is mansion-style apartment blocks around the campuses and hospitals, townhouses and detached houses in the town, and village houses across the districts.

We will not repeat a portal listing's developer, year or unit count as though we had checked it, and we will not invent fields to fill a directory. Any Surin building records will appear here as each is confirmed through BAANLYY's ongoing data process, rather than being fabricated now.
Live listings put apartment rents in Mueang Surin clustering between about ฿2,000 and ฿4,500 a month, with the whole visible range running roughly ฿1,700 to ฿7,000 and daily rates of ฿200–800 common on the same properties. Townhouses and houses in the town run higher, into the ฿9,000 range for the newer stock; district-town houses sit at the bottom. On the sale side, portal asking prices have run from around ฿480,000 for a single-storey house in Sanom to a few million baht for larger houses in the capital's better subdistricts, with land in the districts trading in the low hundreds of baht per square metre. These are observed ranges from a very thin sample rather than a verified index — one portal carries only twenty sale listings for the entire province — so confirm current asking prices directly.
The national rules apply, and here they bite harder than usual. Foreigners may own condominium units freehold within a building's 49% foreign quota — and Surin has no verified registered condominium stock for that to apply to at all. Houses and land cannot be owned freehold by foreigners; they are held on a registered long lease or through a Thai company structure, both of which need proper legal advice rather than a broker's reassurance. Two Surin-specific cautions: several of the agents active on the portals here are asset-management companies selling repossessed stock, which explains some of the very low prices and warrants extra due diligence, and land in the southern frontier districts should not be considered while the border situation and martial-law areas stand. Confirm the current position with the Department of Lands or a licensed Thai lawyer before committing to anything.
Nakhon Ratchasima is the nearest real condominium market, two to two and a half hours west by train, and it is also where Surin's tertiary medical referrals and its nearest international schools are — so it is the coherent alternative rather than just the nearest one. Khon Kaen and Ubon Ratchathani are the other options in the region. One practical warning that saves an hour of searching: "Surin" is also a beach and locality in Phuket, so a generic search for Surin condos returns Phuket projects — Surin Sands, The Park Surin, Surin Park, The Aristo — at Phuket prices. None of those are in this province.
