One of one, on the route that actually bounds a province

DDproperty's typed condominium directory for Yala — /en/condo-directory/in-yala-th95 — closed with “Viewing 1 - 1 of 1 results” and rendered a single card. That is the useful kind of route: it returns condominium projects rather than mixed listings, and it renders the full national province list alongside the result, which is how we know it resolved rather than quietly falling through to something else. One trap is worth recording for anyone repeating our work. The breadcrumb on the project page points at /condo-directory/search-condos/in-yala-th95, and that variant falls back to a national list — the route without “search-condos” is the one that bounds the province. None of this proves that exactly one registered condominium exists in Yala; a portal directory bounds the portal, not the land registry. But it is the strongest province-level bound we could obtain, and it agrees with the rest of what we saw: nothing condominium-shaped anywhere in the other seven districts, and a rental index of twelve apartment-style buildings all in the same town.

The coordinate is quoted only because it survives its own cross-check — it lands about a kilometre north-northwest of the city centre, inside the district the listing claims.

The real market

Yala is a house province

Eight districts, roughly 4,476 square kilometres, a third of it forest, rising to 1,533 metres on the Malaysian border — and one eight-storey building. The housing stock of Yala is single-storey houses, shophouses and rented rooms, and outside the planned capital it is not indexed anywhere. That is not a failure of the province; it is what a rubber-and-orchard economy with a 25.41 per cent poverty rate looks like on the ground. It also means the advertised rental market and the condominium market are both fringe phenomena rather than the thing itself: twelve buildings at ฿1,700 to ฿5,000 a month, all in Mueang Yala, and nothing at all advertised in Betong, the second town, which has 62,500 people, a town municipality, an airport, a border crossing and a tourist economy. When the province's most visited district advertises zero long-stay housing, the honest conclusion is about portal coverage, not about supply.

Is there really only one condominium in Yala?

One that we can verify, and the route we used is the one that actually bounds a province. What is actually known about A.P.I. Condominium Yala?

More than we could say about Pattani's single project, and still less than a buyer needs. From its own DDproperty project page: it is a condominium in Muang Yala, Yala, tenure freehold, completion year 2020, eight floors, 77 total units, with aircon facilities, car park, CCTV and 24-hour security listed among facilities, and a single building recorded in its buildings table. The developer field reads N/A, so we name no developer. The address field reads only '95000, Yala' — a postcode, not a street. The page publishes a structured coordinate of 6.5511869 latitude, 101.2787466 longitude, which puts it roughly a kilometre north-northwest of the city centre at 6.5425 / 101.2831, inside the district it claims; we cross-checked the coordinate against the page's own prose before quoting it. On price the page is empty: PSM reads N/A, and both the price-trend and rental-yield panels read 'transaction data is not available'. So we publish no price, no price per square metre and no yield.

Can a foreigner buy in Yala?

The national rules apply and the practical constraints are severe. Thailand's Condominium Act allows foreign nationals to own up to 49 per cent of the total saleable floor area of a registered condominium building; freehold land ownership is not available to foreign individuals. On paper, A.P.I. Condominium Yala is a freehold registered condominium with 77 units, so a foreign quota exists in principle — but we do not know how much of it is taken, and no unit is currently advertised for sale on the route we bounded. Practically, this is not a market: there is no comparable stock, no transaction data on the portal, no price series in any direction, and no second building to benchmark against. Anyone seriously considering buying property in Yala should be working with a Thai lawyer and reading the actual condominium juristic person's records, not a website. And they should factor in that resale liquidity in a province with one condominium is, by definition, untested.

What about houses and land?

That is what the market actually is, and it is mostly off the portals. Yala is a rubber and orchard province of eight districts, roughly 4,476 square kilometres and about a third forest, where the housing stock is single-storey houses, shophouses and rooms. DDproperty maintains subdistrict routes for the province and FazWaz carries a Yala for-sale section, but we did not open enough of either to publish an enumerated count — and a search-results summary is not a source, so no number from one appears here. What we can say from what we did open is that the twelve advertised long-stay rentals are all apartment-style rooms in Mueang Yala at ฿1,700 to ฿5,000 a month, and that nothing at all is advertised in Betong, the province's second town. If you want a house in Yala you will find it by being there and asking, which is the normal method in a province this size.
