The Yala rental market.

Twelve advertised buildings in a province of eight districts, every one of them inside the planned circular capital, at ฿1,700 to ฿5,000 a month. Here is every listing we found, with its price and the date it was last touched — and an honest account of what one portal can and cannot tell you.

What we measured

Three counts, and for once they agree

In August 2026 RentHub's Yala province index stated twelve advertised long-stay buildings, rendered twelve cards on a single page with no pagination offered, and its own district facet read Muang Yala (12). That agreement is the most useful thing on this page, because it is what licenses an inference. When a portal's district facets sum to its stated total, a district that does not appear in the facet list has no listing rather than a filter that is quietly broken. So the other seven districts of Yala genuinely advertise nothing — Betong included, which is worth pausing on, because Betong is the province's second town, has a tourist economy, a town municipality and about 62,500 people. Its absence from a rental index is a fact about portal coverage as much as about the market. For comparison: Pattani's index stated sixteen but its district facet read fifteen, a one-listing discrepancy we reported rather than reconciled. Yala's numbers are cleaner and smaller.

What we did not use

Source independence, stated plainly

RentHub and PropertyHub are one company, not two. Zimple Media Co., Ltd. is named in RentHub's own footer, and PropertyHub links sit in RentHub's own header — so no PropertyHub number appears anywhere in this launch and the pair is not corroboration. The genuinely independent second source here is DDproperty, which belongs to PropertyGuru, and whose typed condo-directory route for the province closed at 1 of 1. One route trap worth recording for anyone repeating our work: the breadcrumb on that project page points at /condo-directory/search-condos/in-yala-th95, which falls back to a national list; the route that actually bounds the province is /condo-directory/in-yala-th95 without “search-condos”. We also did not publish any figure from a search-results summary. A search summary is not a source, and a number that has never been rendered on a page we opened does not appear on this site.

What the advertised market is not. Twelve buildings do not describe housing in a province of eight districts and roughly half a million people. They describe the apartment-style stock that one Bangkok-run portal happens to index, in one town. Real long-stay housing in Yala is houses, shophouse rooms and rooms let directly by owners — and in a province where roughly 72 per cent of the population is Malay-speaking Muslim and largely rural, a great deal of it moves through mosque and family networks that no website touches. If you are planning a move, budget for a short-term stay first and expect to find your medium-term home by asking. That is the normal method here.

How big is the rental market in Yala, really?

Twelve advertised long-stay buildings province-wide, and this is the first launch in a while where the portal's own numbers do not contradict each other. RentHub's Yala province index stated twelve, rendered twelve cards on a single page with no pagination offered, and its own district facet read Muang Yala (12). That agreement matters more than the number: because the district facet sums to the stated total, an absent district facet can be read as no listing rather than a broken filter, so the other seven districts — including Betong, the province's second town and the only one with a visitor economy — genuinely advertise nothing. For scale, Pattani next door showed sixteen against a much larger population, and Mukdahan nineteen against 350,000 people. Yala's advertised depth per head is thin even by the standards of this rotation.

What does it cost?

Advertised asking prices ran ฿1,700 to ฿5,000 a month, clustering ฿2,000 to ฿3,500. The floor of the range is Rahmani Yala in Sateng Nok at ฿1,700–2,800, a room block rather than an apartment; the ceiling is The Guest Yala at ฿4,700–5,000, which reads as serviced. Between them the middle of the market is a ฿2,000–3,500 room with your own bathroom. Three of the twelve quote a daily rate alongside the monthly one — ฿200–300, ฿400 and ฿550–750 — and a fourth says contact for daily; RentHub keeps a separate short-term Yala route that shows five. Two important caveats. These are asking prices on one portal at one moment, not a verified benchmark. And they describe apartment-style stock only: the great majority of long-stay housing in Yala is houses and rooms let directly by their owners, which no portal indexes and which we therefore cannot price.

How current is the data?

Half of it is stale, and we would rather show you the dates than average them away. Three of the twelve carried 2026 dates — 11/06/2026, 13/05/2026 and 07/04/2026 — three carried 17/02/2025, and the remaining six were last touched between 22/06/2019 and 02/02/2021. That is the same pattern this rotation has found repeatedly: rental listing data rots while sale-side data stays fresh. Practically it means a listing you find on the portal may have been let years ago, and that the price attached to a 2019 record is a 2019 price. Treat the 2026 three as live and everything older as a lead rather than an offer.

Why do all three university facets read 12?

Because they are geographic rather than discriminating, and it is worth understanding the difference. RentHub's Yala page carries three institution facets — Yala Rajabhat University, Boromarajonani College of Nursing Yala and Yala Community College — and each of them reads 12, which is the entire market. In Pattani the equivalent facets varied (Prince of Songkla 16, the community college 14, the hospital 12, a second hospital 9) and therefore told you something about which listing served which institution. Here they do not: three different institutions each tagged to all twelve buildings tells you only that every advertised building sits inside one radius of all three. What that in turn tells you is real, though — the entire advertised market is inside the planned circular town centre, which is where those three institutions are.

Should I read anything into the zero amenity facets?

Very little. RentHub's filter panel for Yala reads 0 against every amenity — lift, air conditioner, fan, fridge, furniture, water heater, WiFi, pets, smoking, sofa, desk, stove — and against every building facility including keycard, fingerprint, security, CCTV, parking, pool, fitness, laundry and lift. Against a denominator of twelve listings, that is far more likely to mean the landlords never filled in the tick-boxes than that no room in Yala has a fan. We publish it with the denominator attached and draw no conclusion. This is a site-wide artefact rather than a Yala fact: earlier launches in this rotation tested the same facets against provinces with hundreds of listings and got zeros there too.
