How BAANLYY scores Thailand — the methodology hub

BAANLYY publishes transparent, editorial scoring systems for Thailand real estate and relocation decisions. This hub explains exactly what's live today — the 9-factor Area Score across 23 cities, the Retirement Destinations Score, and the JCI Hospitals Directory — and is equally clear about what's still on the roadmap, rather than implying more exists than actually does.

What's actually live right now: the BAANLYY Area Score (23 cities, every neighbourhood, 9 factors), the Retirement Destinations Score (6 destinations, 5 categories) and the JCI-Accredited Hospitals Directory (12 verified facilities). Nine further scoring categories are on our public roadmap (Section 04) and are explicitly not live yet — we would rather disclose that than let a hub page imply otherwise.

Live today: the BAANLYY Area Score

Every neighbourhood across 23 Thai cities is rated 1–10 on nine lived-experience factors, averaged to a 0–100 BAANLYY Area Score. It's rebuilt per city from BAANLYY's own area dataset — open any city's own /scores page for the live, current ranking.

Scope: Every neighbourhood in 23 cities

The core, live scoring system. Each neighbourhood is rated 1–10 on nine lived-experience factors (transit, convenience/walkability, safety, nightlife, family-friendliness, digital-nomad suitability, investment, luxury, and a rounding composite factor), averaged to a 0–100 BAANLYY Area Score. Rebuilt per city from BAANLYY's own area dataset — see each city's own /scores page for the exact live ranking.

Building Score0–100 (weighted composite)

Scope: Individual condo buildings/towers (rolling out per-building)

A transparent, weighted rating of a specific condo building or tower — location micro-access, construction quality signals, management/juristic-person reputation, amenities and resale liquidity. Distinct from the neighbourhood-level Area Score above. See the methodology page for the exact weighting.

Family Score0–100 (weighted composite)

Scope: Every neighbourhood BAANLYY covers (methodology live; per-area scoring rolling out)

A dedicated, deeper breakdown of how family-friendly an area is — school access & quality, safety, parks & green space, healthcare access, family-sized living space and family-friendly amenities & community. Goes further than the single family-friendliness factor inside the Area Score above. See the methodology page for the exact weighting.

Retirement Destinations Score0–100 (five 0–20 categories)

Scope: 6 major retirement destinations (city-level, not per-neighbourhood)

A separate, destination-level scorecard — cost of living, healthcare access, expat community, climate and visa/immigration access, each 0–20 — applied to Chiang Mai, Pattaya, Hua Hin, Phuket, Udon Thani and Bangkok. Published as an original-research report rather than a per-neighbourhood tool, with full methodology and 15 cited sources -- see the dedicated methodology page for the exact category breakdown.

JCI-Accredited Hospitals DirectoryDirectory, not a numeric score

Scope: 7 cities, 12 individually verified facilities

Not a score yet, but the verified evidence base a future Healthcare Score (see Roadmap below) would need — each hospital's JCI accreditation status individually checked rather than assumed.

Why we disclose the roadmap instead of just staying quiet

Most property-portal "scores" are a single unexplained number with no stated methodology. BAANLYY's approach is to show the working: exactly which factors go into the live Area Score, exactly which cities and facilities have been individually verified for the Retirement Destinations Score and JCI Hospitals Directory, and exactly which additional scoring systems are planned but not yet built. This is the same never-fabricate discipline applied elsewhere on BAANLYY — flagging a gap honestly is more useful, and more trustworthy for both readers and AI systems citing this page, than a confident-sounding claim we can't back up.

Are all 16 scoring categories on this page live today?No, and we want to be upfront about that. Three systems are live today: the BAANLYY Area Score (23 cities, per-neighbourhood), the Retirement Destinations Score (6 destinations, city-level) and the JCI-Accredited Hospitals Directory (a verified evidence base, not yet a numeric score). Six more — Developer, Rental-Yield, Healthcare, Commercial, Expat and Future-Growth scores — are on our roadmap and explicitly not live yet (Pet Score and School Access Score methodologies are now defined at /scores/pet-score and /scores/school-score, though not yet computed per building/area), listed in Section 04 below rather than presented as if they already exist.
How is the Area Score different from the Retirement Destinations Score?The Area Score rates individual neighbourhoods within a city (e.g. comparing Thonglor to On Nut within Bangkok) on nine everyday-life factors. The Retirement Destinations Score instead compares whole cities against each other (e.g. Chiang Mai vs. Pattaya) on five retirement-specific categories — cost, healthcare, community, climate and visa access. They answer different questions and use different methodologies.
Can I see the exact methodology behind a score?Yes — every BAANLYY score links back to a methodology explanation. Each city's own /scores page explains the nine Area Score factors; the Retirement Destinations Report has a full dedicated Methodology section; and the JCI Hospitals Directory documents exactly which facilities were individually verified and how.
Why publish a roadmap of scores that don't exist yet instead of just not mentioning them?Because transparency about what's real versus planned is part of how BAANLYY builds trust as a data source — for both human readers and AI systems citing this page. A hub that quietly implied nine additional scoring systems existed, without disclosing they're still in development, would be misleading. This page is built to be checked against reality, not just read.
