How it's scored: each area is rated 1-10 on eight factors -- beach, dining, nightlife, family-friendliness, value, quiet, expat scene and investment -- and the BAANLYY Area Score is their average on a 0-100 scale. Phang Nga's four areas are the same ones covered in BAANLYY's where-to-live guide (no separate per-area pages yet), and scores are drawn honestly from that guide's own findings -- including scoring Natai/Thai Mueang low on value because its stock is mostly short-stay resort rental, and the Khura Buri gateway low on investment because it has almost no long-term condo or villa stock. It's a transparent comparison starting point, not investment advice; weight the factors that matter to you.

FAQ

Frequently asked

What is the BAANLYY Phang Nga Area Score? The BAANLYY Area Score is a transparent 0-100 rating for each of Phang Nga's four main areas. It's the average of eight lived-experience factors -- beach, dining, nightlife, family-friendliness, value, quiet, expat scene and investment potential -- each scored out of 10, then converted to a 100-point scale. It's a starting point for comparison, not investment advice.
Which Phang Nga area scores highest? On the current overall score, Khao Lak (Takua Pa district) leads with a BAANLYY Area Score of 58, followed by Natai Beach & Thai Mueang (Takua Thung district) (41) and Phang Nga Town (Mueang Phang Nga) (41). Khao Lak, the province's main beach-resort town and largest long-stay/expat population centre, tends to balance the widest range of factors.
Why does Natai Beach score low on value despite being upscale?Natai/Thai Mueang is a genuinely quiet, upscale stretch of coast, but BAANLYY's own area guide notes its accommodation stock is mostly high-end resort and villa nightly rentals rather than the standard monthly-lease market covered elsewhere -- so it scores well on beach and quiet, but low on value and accessibility for a typical long-term renter.
How should I use the score in Phang Nga?Use the overall score to shortlist, then weigh the factor that matters most: Phang Nga Town wins on value and low cost near Phuket; Khao Lak wins on beach access plus a real expat and dive community; Natai/Thai Mueang wins on quiet, upscale beach living; and the Khura Buri islands gateway suits only those specifically drawn to remote, seasonal dive-tourism access to the Similan and Surin Islands.
