Where to live in Koh Samui.

Koh Samui is a ring island of very different beach communities, and the coast you choose shapes your rent, your commute, your social life and your daily mood more than the villa itself. This is the honest, area-by-area guide for expats, families, digital nomads and retirees. Rent figures are 2026 guide ranges in Thai baht (≈ THB 35–36 = USD 1).

How to choose your area

Samui is a single ring road linking every beach, so location is really about which coast and which pace suit you. The east coast — Chaweng and Lamai — is where amenities, nightlife and the deepest rental supply gather, ideal for first-timers and the social crowd. The north coast — Bophut, Bang Rak and Maenam — is the boutique, family and value belt, calm and minutes from Samui airport (USM). The west coast and headlands — Lipa Noi, Taling Ngam and the upscale Choeng Mon — trade convenience for sunsets, seclusion and sea-view villa living. Before you fixate on a specific villa or condo, decide four things: your monthly budget, whether a school run drives your location, how much you value walkable amenities versus quiet, and how often you'll fly. Those answers narrow the island to two or three areas fast. A common, low-risk play is to take a short lease in your front-runner, live through one season, then commit — see how rents move with the holiday season in the Koh Samui rental-market guide.

Chaweng & Lamai — the lively east coast

The east coast is Samui's commercial heart and the default for first-time arrivals. Chaweng is the island's longest, liveliest beach, backed by the densest cluster of malls, restaurants, bars and condos, with Central Festival and the airport both close by — everything is walkable, the rental market is the most liquid on the island, and short-let demand is strongest here, at the cost of traffic and tourist density year-round. Lamai, just to the south, is the relaxed second beach town: cheaper and calmer than Chaweng while keeping a real centre, a famous fitness-and-wellness scene and a growing long-stay crowd. Together they suit renters who want amenities, nightlife and convenience over quiet. Pros: walkable, amenities, nightlife, deep rental supply. Cons: busiest, most built-up, high-season crowds. Chaweng · Lamai

03

Bophut & Fisherman's Village — boutique dining and family calm

Bophut, on the north coast, is Samui's most characterful base — the restored wooden shophouses of Fisherman's Village, the island's best restaurant scene, boutique hotels and the Friday Walking Street, all in an upmarket, family-friendly calm that sits just five to ten minutes from the airport. It's the choice for those who want style, dining and character without Chaweng's intensity, and it pairs a good stock of condos and villas with easy access to international schools and hospitals. The trade-off is price — this is one of the pricier north-coast addresses — and a quieter nightlife than the east coast. Pros: dining, character, airport-close, family-friendly. Cons: higher rents, calmer evenings. Bophut area guide →

04

Bang Rak & Maenam — convenience and the island's best value

The north coast either side of Bophut splits into convenience and value. Bang Rak — the Big Buddha corner — is the most practical spot on the island, minutes from the airport and the Koh Phangan pier, well-connected and easy for frequent flyers and island-hoppers, with a quieter beach than Chaweng. Maenam, further west, is the value champion: a long, peaceful bay, an authentically local town and the lowest rents of any Samui beach, which is why retirees, families and budget long-stayers settle here for space and calm within easy reach of Bophut's dining and schools. Pros: value, quiet, airport-close, local feel. Cons: fewer nightlife options, more spread-out, car or scooter useful. Bang Rak · Maenam

05

Choeng Mon & Taling Ngam — the luxury headlands

For sea-view villa living, Samui's two headlands lead. Choeng Mon, on the north-east point, is the exclusive-yet-convenient choice: quiet coves, luxury resorts and hillside villas with the airport only ten minutes away, popular with premium renters and buyers who want privacy without isolation. Taling Ngam, on the secluded south-west coast, is the total-retreat option — hillside sea-view villas and five-star resorts looking out over the Five Islands and Ang Thong, with the island's most dramatic sunsets and its deepest quiet, at the cost of a 40–50 minute run to the airport and a car being essential. Both reward those who prioritise view, privacy and villa quality over walkable amenities. Pros: sea-view villas, privacy, quiet, prestige. Cons: priciest (Choeng Mon), remote (Taling Ngam), car-dependent. Choeng Mon · Taling Ngam

06

Lipa Noi — the calm, swimmable west coast

Lipa Noi, on the west coast, is Samui's longest calm, shallow beach — warm, safe, swimmable water, spectacular sunsets and the Raja car-ferry pier to the mainland. It's quiet, spread-out and family-friendly, with good value and a slower, residential island life that suits families with young children, retirees and anyone who wants safe bathing and space over nightlife. The trade-off is distance from the east-coast action and a 30–40 minute airport run, so it's best for people who don't need to be in Chaweng or at the airport in a hurry. Pros: safe swimming, sunsets, value, family-friendly, quiet. Cons: far from nightlife, spread-out, car needed. Lipa Noi area guide →

FAQ

Where to live in Koh Samui — common questions

What is the best area to live in Koh Samui?

There's no single best area — it depends on what you want. Chaweng leads for first-timers who want everything walkable and lively; Bophut and Fisherman's Village win for boutique dining and family calm; Maenam and Lipa Noi offer the best value and quiet; Choeng Mon and Taling Ngam are the luxury villa headlands; and Lamai is the relaxed, value-focused all-rounder. Match the area to your priorities — beach, budget, schools, nightlife or seclusion — rather than chasing a generic ranking.

Where do most expats live in Koh Samui?

Expats spread around the ring island by lifestyle. The busy east coast — Chaweng and Lamai — draws first-timers, remote workers and the nightlife crowd for its amenities and rental supply. The boutique north coast — Bophut, Bang Rak and Maenam — pulls families, couples and retirees who want calm, dining and value near the airport, while the upscale headlands of Choeng Mon and Taling Ngam draw luxury villa residents. Families and retirees increasingly favour the quieter north and west.

Where is the cheapest area to live in Koh Samui?

Maenam and Lipa Noi are the most affordable places to live, with one-bedroom condos from roughly THB 10,000–20,000 a month and authentically local towns and markets that keep everyday costs down. Lamai is the cheapest of the lively beach towns. You give up some polish and nightlife, but you gain space, quiet, a settled community and the island's best rental value.

What is the best area in Koh Samui for families?

Bophut, Maenam and Lipa Noi top most families' lists because the island's international schools cluster on the north coast, the roads are calmer than Chaweng, and villas with gardens and pools are easier to find. Bophut adds the best dining and a short airport run; Maenam and Lipa Noi add value, space and safe, shallow swimming. The school run usually decides it — pick the area within a sensible drive of your chosen school.

Which area of Koh Samui is best for digital nomads?

Lamai is the established nomad-and-fitness base, with coworking, cafés, gyms and strong long-stay value, while Chaweng offers the most walkable amenities and the deepest rental supply. Maenam suits nomads who want the cheapest rents and the most quiet. All have fibre internet in newer condos; confirm the connection in any specific building before you sign, as speeds vary across the island.

Should I live near the beach or inland in Koh Samui?

Koh Samui is a ring island, so almost everyone lives within minutes of a beach — the real choice is which coast and how lively. Pick the east coast (Chaweng, Lamai) for amenities, nightlife and walkability; the north coast (Bophut, Bang Rak, Maenam) for boutique calm, dining and value near the airport; and the west and headlands (Lipa Noi, Taling Ngam, Choeng Mon) for sunsets, seclusion and villa living. Many people take a short lease first to learn the seasons before committing.

Next steps: compare what each area actually costs in the Koh Samui cost-of-living guide, and see how leases, deposits and seasonal pricing work in the rental-market guide.
