The short version: this is not a condominium market. BAANLYY has verified no registered condominium buildings in Uttaradit, and rather than pad a page with a directory of buildings whose developer, year, floor count, unit count and coordinates we have not individually confirmed, this guide tells you what actually exists here. If a modern condo with a pool and gym is a requirement, look at Phitsanulok, about an hour and a half south — it has a real if modest one, concentrated around Naresuan University.

What Uttaradit does have is perfectly liveable, and cheap. In the provincial town, small owner-run apartment blocks cluster around Uttaradit Hospital and Uttaradit Rajabhat University, serving students, nurses and hospital staff; rooms sit above shophouses in the centre; and townhouses fill the middle of the market. Sila At's railway quarter adds the cheapest rooms in town. Outside the town, housing is detached houses and farm compounds let directly by their owners — with gardens and parking, but almost never advertised online. Everything below is an indicative guide range, clearly labelled as such, because no published Uttaradit rent index exists to cite.

Housing area

Uttaradit town centre (Tha It)

The provincial town holds whatever formal rental supply exists: shophouse rooms above street-level businesses, small owner-run apartment blocks clustered near Uttaradit Hospital and Uttaradit Rajabhat University serving students and staff, and townhouses. This is the deepest, most serviced part of a shallow market, and the only place in the province where you can rent without needing a vehicle.

Indicative long-term rent: ฿3,500–฿10,000/mo
Housing area

Sila At & the railway quarter

Two kilometres north of the old station, the neighbourhood around the Northern Line's Class 1 operations station and container yard is a working railway area — staff housing, small owner-let blocks and rooms above local shops. It is the cheapest formal supply in the provincial town, with fewer services than the centre.

Indicative long-term rent: ฿3,000–฿8,000/mo
Housing area

Laplae, Tron, Phichai & the upland districts

Outside the town there is no apartment sector at all. Housing means detached houses, farm compounds and village properties let directly by their owners — usually with a garden and parking, usually unfurnished or lightly furnished, and almost never advertised online. Finding one means being on the ground or working through someone who is.

Indicative long-term rent: ฿2,500–฿9,000/mo

What's on the backlog

Uttaradit currently has no verified building records in BAANLYY's directory, and no unverified ones either — we do not create placeholder entries. Any registered condominium or purpose-built apartment building in the province will be added only once its developer, completion year, floor count, unit count and coordinates are individually confirmed against authoritative sources. That verification work sits in BAANLYY's ongoing data backlog; until it produces something, this overview is the honest complete picture.

FAQ

Uttaradit housing questions

Does Uttaradit have condos?

BAANLYY has verified no registered condominium buildings in Uttaradit. This is a rural agricultural province of roughly 440,000 people with no airport, no mass transit and no tourism industry — none of the demand drivers that produce condominium supply elsewhere. What exists instead is shophouse rooms, small owner-run apartment blocks near the hospital and the Rajabhat university, townhouses and detached houses. If a modern condominium with shared amenities is a requirement rather than a preference, the nearest province that genuinely has one is Phitsanulok, about an hour and a half south.

Why doesn't this page list named buildings?

Because BAANLYY only publishes a building once its core facts — developer, completion year, floor count, unit count and exact coordinates — are individually verified against authoritative sources. We will not invent or guess those fields to fill a directory, and in Uttaradit's case there is no verified condominium stock to list in the first place. Any Uttaradit building records will appear here as each is confirmed through BAANLYY's ongoing data process, rather than being fabricated now.

What does housing cost in Uttaradit?

Indicatively, a room or small apartment in the town runs roughly ฿3,500–10,000/month, a railway-quarter room in Sila At roughly ฿3,000–8,000, and a house in the districts roughly ฿2,500–9,000 depending on size and condition. These are guide ranges typical of an inexpensive upper-northern province, not a verified index — there is no published Uttaradit rent index to cite. Confirm current asking rents directly, and see the rental market guide for lease terms.

Can foreigners buy property in Uttaradit?

The national rules apply, but the practical answer is narrow. Foreigners may own condominium units freehold within a building's 49% foreign quota — and Uttaradit has no verified registered condominium stock for that to apply to. Houses and land cannot be owned freehold by foreigners; they are held on a registered long lease or through a Thai company structure. Confirm the current position with the Department of Lands or a licensed Thai lawyer before committing to anything.

Where should I look if I want a modern condo in the upper north?

Phitsanulok, about an hour and a half south by road or rail, has a real if modest condominium market concentrated around Naresuan University — the nearest genuine option. Chiang Mai, 238km northwest, has a large one. Choosing Uttaradit means accepting a house or an apartment room; that is not a gap in our data, it is the market.
