Kamphaeng Phet is a house-and-apartment market, not a condominium one. Unlike a rail-and-air city such as Phitsanulok, it has essentially no meaningful registered condominium stock — its real supply is detached houses in the estates along Highway 1, older town houses in the old town, and student apartments and rooms around the Rajabhat University in Nakhon Chum. That makes it a place to rent a house or a simple apartment rather than to buy a modern condo with a pool and gym. What this page deliberately does not do is publish a list of named buildings with developer, year, floor-count, unit-count and coordinate fields we have not individually verified. BAANLYY's rule is simple: a building appears in our directory only once its core facts are confirmed against authoritative sources, never invented to fill a page. Until then, this overview tells you honestly where the housing is and what it costs.

Housing area

Nakhon Chum & the Rajabhat University side

Across the Ping in Nakhon Chum, the belt around Kamphaeng Phet Rajabhat University holds the province's only real apartment cluster — student rooms, dormitories and small apartment blocks driven by student demand. This is where a foreigner is most likely to find a simple, cheap apartment to rent, though not a condominium with a pool or gym — that stock doesn't really exist here.

Indicative long-term rent: ฿2,500–฿7,000/mo
Housing area

City centre & old town (Nai Mueang)

The old town on the east bank of the Ping has scattered town houses, shophouse rooms and a few small apartment blocks, close to the UNESCO Historical Park, the fresh market, the hospital and the Robinson mall. Stock is thin and mixed, but it is the most walkable place to live in the province.

Indicative long-term rent: ฿3,500–฿10,000/mo
Housing area

Highway 1 estates & the outer districts

Along Highway 1 and out into the district towns — Khlong Khlung, Sai Ngam, Khlong Lan and beyond — housing is detached houses in gated moobaan (estates) and older Thai family homes, rented directly from local owners rather than through any condo development. This is house territory: quieter, more family- and rural-oriented, and car-dependent.

Indicative long-term rent: ฿3,000–฿15,000/mo

Want a simple, cheap apartment? Nakhon Chum, near the Rajabhat University, has the deepest supply. If you prioritise walkability and heritage, look at the old town. For a house with parking and a garden, the Highway 1 estates and the outer districts are house territory rather than condo territory.

FAQ

Kamphaeng Phet housing questions

Does Kamphaeng Phet have condos?

Essentially no. Kamphaeng Phet is a house-and-apartment market, not a condominium one — unlike a rail-and-air city such as Phitsanulok, it has no meaningful registered condominium stock. Its real supply is detached houses along Highway 1, older town houses in the old town, and student apartments and rooms around the Rajabhat University in Nakhon Chum. If you specifically want a modern condominium with shared amenities, this is not the province for it.

Why doesn't this page list named condo buildings?

For two reasons. First, there is essentially no condominium stock here to list. Second, BAANLYY only publishes a building once its core facts — developer, completion year, floor count, unit count and exact coordinates — are individually verified against authoritative sources, and we will not invent or guess those fields to fill a directory. Any Kamphaeng Phet building records will appear here only as each is confirmed, rather than being fabricated now.

What does a rental cost in Kamphaeng Phet?

Indicatively, a student room or apartment near the Rajabhat University in Nakhon Chum runs roughly ฿2,500–7,000/month, a small old-town apartment or town house roughly ฿3,500–10,000/month, and a detached house on the Highway 1 side or in the districts roughly ฿3,000–15,000/month. These are guide ranges, not a verified index — confirm current asking rents directly. See the rental market guide for lease terms.

Can foreigners buy a condo in Kamphaeng Phet?

In principle the Condominium Act's 49% foreign-ownership quota applies nationwide — but Kamphaeng Phet has essentially no condominium market, so in practice buying here means a house (which foreigners cannot own freehold; those are held on a registered long lease or through a Thai company structure), and most foreigners simply rent. Always confirm current rules with the Department of Lands or a licensed Thai lawyer before buying.

Where's the best place to look for housing in Kamphaeng Phet?

For a cheap apartment, Nakhon Chum near the Rajabhat University has the deepest supply. For walkability and heritage, look at the old town. For a modern detached house with parking, the Highway 1 estates are the best bet, and the outer districts are cheapest of all for a rural house.
