Khao Sok National Park, about 1.5 hours from the city, is not a standard long-term rental market -- accommodation there is almost entirely eco-lodges and guesthouses aimed at tourists, not one-year condo leases.

Lease terms & deposits

The standard Surat Thani lease is one year, with a normal move-in payment of a two-month security deposit plus one month's rent in advance -- three months' rent upfront in total. The deposit is refundable at lease end, less any damage or unpaid utilities. A lease running longer than three years should be registered with the Department of Lands to be enforceable for its full term, though this is rare for standard residential rentals. Owners renting near the ferry pier or the airport are generally more used to short-stay or flexible bookings than a standard one-year lease, so confirm the minimum term up front if you want a long-term contract in those areas.

Furnished standards

Most city-centre condos rent fully or substantially furnished -- bed, wardrobe, air-conditioning, basic kitchen fixtures and often a fridge and washing machine -- since that is the standard tenants expect. Houses and units further from the centre are more variable: many are unfurnished or part-furnished, so confirm the exact inventory in writing before signing.

Foreigners can rent any type of property in Thailand -- condo, apartment or detached house -- with no nationality restriction and no quota; the 49% foreign-ownership cap applies only to buying condo units, not to renting. The city centre has Surat Thani's newest and most concentrated condo supply, aimed at the local, retiree and longer-stay professional market. How the rental process works

1. Shortlist

Most renters shortlist through BAANLYY, a local agent, or owner-direct Facebook groups covering Surat Thani city and Phun Phin. Teachers and longer-stay retirees often arrive with a school or agent's shortlist already in hand; independent renters can rent any property type with no quota.

2. View

The city centre and Phun Phin are compact enough to view several units in a morning. Don Sak is more spread out along the coast road toward the ferry pier, so a car or scooter helps -- as it does almost everywhere in Surat Thani outside the walkable city core.

3. Negotiate

Rent, furniture and the deposit are all negotiable, especially on twelve-month leases. Confirm the electricity billing rate up front -- some owners bill above the government tariff, which adds up with heavy air-conditioning use most of the year.

4. Sign & pay

Sign a lease and pay the standard deposit plus advance rent upfront (see below). Bring passport and visa or work-permit copies; owners are used to renting to foreign teachers, retirees and business travellers passing through on the way to or from the islands.

5. Handover

Walk the unit with an inventory and utility meter readings, photograph existing damage, and confirm in writing who covers the common-area fee, internet and minor repairs before you move in.

Agent fees: where an agent is used, the landlord normally pays the commission, so a tenant typically pays no finder's fee. Surat Thani also has an active owner-direct market, especially for houses and apartments away from the city centre, advertised in local Facebook groups.
