Home-services providers cover regular or one-off cleaning, air-conditioner cleaning and servicing, pest control, plumbing and electrical repairs, and general handyman work. Foreigners use them because tropical living is hard on air-con and surfaces, and because building maintenance often only covers common areas, not the inside of your unit.
02What to look for
- Reviews from other tenants in your building or area
- Clear per-visit or per-job pricing, not vague 'we'll see' quotes
- For air-con: whether they do a proper coil/filter clean, not just a wipe-down
- Insurance or accountability if something is damaged in your home

- Air-con 'service' that skips opening and cleaning the coils/filters
- Reluctance to give a receipt
- Asking for full payment up front on a large repair before any work
05What it typically costs
Cleaning is typically priced per visit or per hour; air-con cleaning per unit; repairs per job. In hot, humid Thailand most people clean air-con units a few times a year — neglected units waste power and breed mould.
06Frequently asked
How often should air-con be serviced?In Thailand's climate, cleaning each unit roughly every 3–6 months keeps it efficient and healthy. Heavy use (running daily) means more often. It cuts your electricity bill and prevents musty smells and mould.
Does my building handle in-unit repairs?Usually not. Juristic/building management maintains common areas and the building systems; inside your unit is typically the owner's or tenant's responsibility per the lease. Check your contract for who pays for what.
How do I find a trustworthy cleaner?Ask in your building's resident group, your juristic office, or neighbours. Reliability and a recurring slot matter more than the lowest price.
