There are three different Hua Hins — the municipality, the district, and the property market that carries the name over a provincial border. Getting them straight before you view anything will save you a land office, an immigration office and a long drive.
Almost every confusing thing about buying or renting here comes from this, and almost nobody sets it out. Each row below is the relevant body’s own published figure.

Two things follow immediately. The first is that the town on the seafront is a small part of the district: Huai Sat Yai subdistrict administration is at 345 Moo 2, Huai Sat Yai, Amphoe Hua Hin 77110 — deep inland, in hill country, in the same amphoe as the beach hotels. The second is that the registered population undercounts a resort town, because it counts people registered here, not people living here.

This is the single most useful correction on the page. The beach runs continuously north out of town, plenty of developments up there are marketed as Hua Hin, and the drive is short. None of that changes the administrative fact.
Cha-Am Town Municipality’s own address is Tambon Cha-Am, Amphoe Cha-Am, Phetchaburi 76120. And the Prachuap Khiri Khan Provincial Local Administration Office, listing that province’s districts, does not include Cha-Am — because it is not in Prachuap Khiri Khan. Two independent government records, agreeing by statement and by omission.
What that means in practice: a property in Cha-Am sits in a different province, under a different provincial land office and a different set of provincial authorities from one in Hua Hin. It is not a worse place to buy — it is a different jurisdiction, and the paperwork follows the title, not the marketing.
Do this before you sign: confirm in writing which province and amphoe the title is in, and ask specifically which immigration office handles that address rather than assuming it is the Hua Hin one. We deliberately do not state which office covers Cha-Am here, because we could not confirm it from the bureau’s own record. Start at the Hua Hin immigration office guide and the Cha-Am area page.
The Community Development Department’s Hua Hin district pages give the district office as 2 Moo 10, Tambon Thap Tai, Hua Hin, Prachuap Khiri Khan 77110. Thap Tai is inland, a different subdistrict from the seafront. If you have district-level paperwork to do — and anyone settling here eventually does — budget the journey rather than expecting a counter near the promenade.
A small honest gap: two government sources name the office’s road differently — the new Phetkasem road on the Community Development Department’s page and the Cha-Am bypass road on the Government Contact Centre’s entry. We could not obtain a road-authority document reconciling the two, so both are recorded and neither is asserted to be the other. The Moo, tambon and postcode agree on both. Hua Hin’s railway is the reason the town exists in its modern form, and it is being rebuilt. The Department of Rail Transport — the regulator, separate from the State Railway that runs the trains — publishes this about the new station:

We give no in-service date and no train times. DRT publishes the structure but no opening date for the new station, and the forecast years that appear in news coverage are not the same thing as a published date. A train time is something a reader plans a life around, so it comes from the operator or it does not appear here. Check the State Railway of Thailand for current services before you assume a commute.
The airport, stated equally carefully. Hua Hin has an airport operated by the Department of Airports. The department’s own Hua Hin page would not open to an automated request on 6 September 2026, so this page gives no address, no runway detail and above all no claim about scheduled flights. Plan your arrival around Bangkok and the road unless you have confirmed a service yourself.
How the town actually moves, day to day: getting around Hua Hin.
Healthcare is the question that decides Hua Hin for a lot of people, particularly those retiring here. Two anchors we could establish from primary records:

The parks. One real advantage of this coast is how much protected land is within a normal drive, and unlike most attractions the price is published. Under the Department of National Parks regulation of 2564, in force from 7 June 2565, the parks around Hua Hin fall into two of the department’s fee bands:

Vehicles are charged separately — 30 baht for a car, 20 for a motorbike. The Thai and foreign rates differ and we state both plainly because that is what the regulation says. Three kinds of figure exist, worth very different amounts, with the source under the number every time.

Notice the shape of that: roughly five times as many condominiums advertised for sale as for rent. Hua Hin is a market built to be bought rather than let, and a lot of that stock was bought as a holiday home rather than as a home. That is worth knowing before you assume a rental will be easy to find in season, or that a resale will be quick out of it.

First-page asking prices ran from about 2.8 million baht to about 27.9 million. Those are asking prices on one portal on one day - not achieved prices, and not an average.
