Meta (Facebook + Instagram) is where Bangkok's expat community actually lives day to day. Foreign renters join area and city housing groups, scroll Marketplace, and discover listings through Reels long before they think to search a portal. Unlike Google, Meta creates demand — you put a beautiful unit in front of someone who wasn't actively looking and spark the move. It rewards fast responses, real photos and video, and showing up where the community already gathers.

How to set it up

1. Set up a business Facebook Page + linked Instagram professional account (not a personal profile) so you get insights and can run ads
2. Create a Meta Business Suite account and a Pixel/Conversions API on your site to track enquiries and build audiences
3. Join the major Bangkok expat and area-specific housing groups; read each group's posting rules before you post
4. Build a simple content kit: 8–12 photos per unit, one 15–30s walkthrough video, price, area, BTS/MRT distance, and a LINE/enquiry link
5. For ads, start with a Lead-form or Traffic campaign targeting your city + relocation/expat interests, sending traffic to the BAANLYY listing

Mistakes to avoid

Don’t do this…
  • Spamming the same listing across every group — admins ban you; tailor and space out posts and follow group rules
  • Posting from a personal profile, so you get no insights, no ads, and no retargeting
  • Slow replies — a lead that waits an hour has usually already messaged three other people
  • Stock or over-edited photos that don't match reality; Meta audiences punish low-trust visuals
  • Boosting a post with no Pixel and no audience strategy — you pay for vanity reach, not enquiries

What it costs

Organic posting in groups, on Marketplace and on your Page is free. Meta ads in Thailand can deliver enquiries from roughly ฿100–400 each depending on creative and targeting; a ฿200–500/day test for a week is enough to find a winning audience and creative before scaling. Strong video creative is the biggest lever on cost — better than more budget.
