It rewards fast responses, real photos and video, and showing up where the community already gathers.

3. Join the major Bangkok expat and area-specific housing groups; read each group's posting rules before you post
4. Build a simple content kit: 8–12 photos per unit, one 15–30s walkthrough video, price, area, BTS/MRT distance, and a LINE/enquiry link

Meta ads in Thailand can deliver enquiries from roughly ฿100–400 each depending on creative and targeting; a ฿200–500/day test for a week is enough to find a winning audience and creative before scaling. Strong video creative is the biggest lever on cost — better than more budget.
