What it is & why it works

In Thailand, LINE is not a side channel — it is the channel. The overwhelming majority of locals and most long-stay foreigners use LINE every day, and a renter who finds your listing on Google, Facebook or a portal will very often ask to "continue on LINE." That makes LINE less about top-of-funnel reach and more about conversion and relationship: it's where you answer questions in real time, send a unit's photos and floor plan, share a location pin, and stay in touch until the lease is signed. A LINE Official Account (OA) gives your agency a professional presence with a QR code, a rich menu, broadcast messages and automation — far more capable than a personal LINE account, and free to start.

How to set it up

1. Create a free LINE Official Account at the LINE OA Manager, set the display name to your agency, and add a clear logo and cover image
2. Generate your OA QR code and "Add friend" link and put them everywhere — every listing page, portal profile, email signature, name card and social bio
3. Build a rich menu (the tappable grid at the bottom of the chat): tiles for "Browse listings", "Book a viewing", "Rental FAQ" and "Talk to a person", each linking to the right BAANLYY page
4. Set a greeting message that fires when someone adds you, and keyword auto-replies for common questions (deposit, pet policy, minimum lease, areas covered)
5. Save reusable rich messages / templates for your most-asked units so you can send a polished photo-and-details card in one tap

Mistakes to avoid

Don’t do this…
  • Running everything off a personal LINE account instead of an Official Account — you lose the QR, rich menu, broadcast and any teammate handover
  • Slow replies: a lead who waits hours on LINE has usually already booked a viewing with someone faster
  • Over-broadcasting irrelevant units until people mute or block the account — segment first
  • Walls of text instead of a clean photo card with the key facts — renters skim on mobile
  • No greeting or auto-reply, so enquiries that arrive after hours get silence and go cold
  • Forgetting to put the QR / Add-friend link on the listing and portal pages, so the channel never fills with leads

What it costs

A LINE Official Account is free to set up and includes a monthly allowance of broadcast messages; you only pay if you broadcast in high volume beyond the free tier, and even then Thai OA messaging is inexpensive compared with paid ads. The real investment is response time and good templates — both free. Start on the free plan, build your friend base from your existing listings and portal traffic, and only consider a paid messaging tier once you're broadcasting to a large, segmented audience.

Do I need a Thai business to open a LINE Official Account?No — anyone can create a free unverified LINE Official Account to start chatting with leads and using a rich menu. A verified (blue/green badge) account, which adds trust and some features, generally requires business documents; the unverified free account is enough to begin capturing and closing enquiries.
Should I use LINE or Facebook Messenger for rental leads in Thailand?LINE, for most of the Thai market. It has far higher daily use among residents, and renters routinely ask to move the conversation to LINE. Keep Messenger active for leads who come from Facebook, but make LINE your primary place to answer questions and close.
How is LINE different from the other channels here?Google, Facebook, TikTok and SEO mostly bring strangers to your listings — they're discovery.
