What this is & why you'd need it

Serviced apartments and hotels sit between a nightly hotel and a rented home: rooms or suites with a reception, housekeeping, and often a kitchenette, billed by the day or by the month. Foreigners use them while they look for a longer lease, for work trips, or as a first base. Published rates on a website are not a booking until the property confirms dates, taxes and what is included.

What to look for

Questions to ask before you commit

Q. Is the published rate still current, and does it include VAT and service charge?
Q. What exactly is included in a monthly stay — utilities, Wi-Fi, cleaning, parking?
Q. What is the deposit, the cancellation rule, and the extra-bed policy?
Q. Are pets allowed, and what are the check-in and check-out times?

Red flags

Walk away if you see…
  • A 'from' price with unpublished conditions, or a discount whose terms are not written down
  • No address, or only a booking form with no phone or email
  • Pressure to pay a long stay in full before you have seen the room or the contract
  • Conflicting extra-bed or child prices on different pages of the same site — ask, do not guess

What it typically costs

Daily and monthly rates vary by city, room type and season. Treat any figure on a website as 'as listed, confirm directly'. Ask whether VAT, service charge, utilities and parking are included before you compare properties.

Frequently asked

Is a serviced apartment the same as a condo rental? Not usually. A serviced apartment is typically booked with the property, with reception and housekeeping; a condo rental is a lease with a landlord or agent. Confirm the contract type before you pay.
Can I use a monthly hotel rate as a long-term home? Some properties publish monthly rates. Those are still hotel or serviced-apartment stays unless a separate lease is signed. Confirm length, deposit and notice directly.
Does BAANLYY take a booking fee?No. Listings are free. BAANLYY is not a party to any stay, sale or lease.
