Living in Asoke.

Asoke is the one address on Sukhumvit where two rail networks physically meet. This is what that is actually worth day to day, what it costs you in noise and crowding, and exactly how much we can honestly tell you about the rent.

Where Asoke actually is

Asoke is a junction, not an administrative district. It is the crossing of Sukhumvit Road and Asok Montri Road, and it sits inside Watthana, one of the fifty districts of the Bangkok Metropolitan Administration. Asok Montri runs north from the junction towards Phetchaburi Road and the Saen Saep canal; Sukhumvit runs east–west through it.

The most precise public description of that geography comes from an unlikely place: the MRT operator’s own station page. BEM lists the exits of MRT Sukhumvit station (Blue Line, BL22) as Exit 1 and Exit 2 onto Asok Montri Road, and Exit 3 onto Sukhumvit Road at Asok BTS station. If you want to know which road your building fronts, that page settles it.

The streetWhat it means for you
Asok Montri RoadThe north-south spine. MRT Sukhumvit exits 1 and 2 open onto it, and it carries the office towers
Sukhumvit Road, at the junctionBTS Asok on the Sukhumvit Line, plus MRT Exit 3, Terminal 21 and the hotel cluster
Soi Sukhumvit 23 (Soi Prasanmit)Named on MRT Exit 2. Residential, and the way through to Srinakharinwirot University
Phetchaburi Road, at the north endOne MRT stop up. Exit 1 there reaches Makkasan for the Airport Rail Link

Building-by-building detail, towers and current stock sit on the Asoke area page.

The interchange is the whole point - and it is two companies, not one

Most of Sukhumvit is served by exactly one rail line. Asoke is served by two, and they touch: the BTS Sukhumvit Line above ground, the MRT Blue Line below it, connected at the junction. On a corridor where a single line fault means a taxi, having a second network at the same address is the single most valuable thing about living here.

There is a caveat nobody puts in the brochure. The BTS and the MRT are run by different companies — BTSC and Bangkok Expressway and Metro respectively — on separate fare systems. Asoke gives you a physical interchange, not a through ticket. If your daily commute uses both networks, you are paying two fares, twice a day, and that is a real number in a monthly budget.

What it is like to live there

Asoke is a working district before it is a residential one. Office towers along Asok Montri, a large mall on the junction, hotels, serviced apartments, clinics, and a student population from Srinakharinwirot University, whose Prasarnmit campus sits on Sukhumvit Soi 23 — the university’s own address is 114 Sukhumvit 23, and BEM names the campus on the exits of both nearby stations. That mix means the street has a weekday rhythm: busy in the morning, busy at lunch, busy again at six.

The green relief is real and close. Benjakitti Park is a short way south on Ratchadaphisek Road, in Khlong Toei district. The Bangkok Metropolitan Administration’s own park directory gives it as 450 rai, open daily 04:30–22:00, with a 2.8 km running route, a 3.4 km cycling path and a 1.6 km skywalk. For a central Bangkok address, having that within reach is unusual.

What Asoke does not have is a neighbourhood feel. It is a transport and office node that people also live in, which is a different proposition from a residential soi that happens to be well connected.

04

What is wrong with Asoke

Every neighbourhood guide should have this section and most do not. These are the trade-offs the interchange brings with it.

The problemWhy it happens
Crowding at the junctionTwo rail networks, a mall and an office cluster all discharge onto the same pavements at the same hours
Traffic on Asok MontriIt is the through-route between Sukhumvit and Phetchaburi. Being on it is convenient and slow at once
Nightlife next to homesA well-known bar strip runs off Sukhumvit in the sois immediately around the junction. Some residential buildings are within earshot of it
You pay for the connectionAsoke asking rents carry the interchange premium. A stop or two out on one line is materially cheaper for the same building age
Two fares, not oneThe BTS and MRT are separate operators. A two-network commute costs two fares each way

We have deliberately not printed a traffic figure, a flood claim or an air-quality number for Asoke: no Thai government source we could open gave one for this junction specifically, and we would rather leave the gap visible. For a building rather than an area, use our flood-risk checklist for a specific property and Bangkok’s own air-quality page.

05

What it costs - and what we will not pretend to know

Most “average rent in Asoke” figures online are one portal’s average of its own asking prices, re-quoted by everyone else. We would rather give you a small true number and tell you where the real ones live.

BAANLYY’s own listing data, 6 September 2026

We carried one available listing in Asoke: a 2-bedroom, 2-bathroom condominium, 86 sqm, 24th floor, fully furnished, at 120,000 baht a month — roughly 1,400 baht per square metre per month. One listing is one listing. It is a real unit at a real asking price, and it is not a market rate. We are publishing it as a single data point rather than dressing it up as a range.

Two figures the Thai state does publish, and which are worth more than any portal average:

Official figureWhat it is, and what it is not
Land and building appraisal value (Department of Lands / Treasury Department)The state's own valuation for a specific plot or unit, searchable by the public. It is the basis for transfer taxes and fees - not a market price, and usually below one
REIC condominium price index, Bangkok and vicinityThe Real Estate Information Center's quarterly index for new condominiums under sale. The detailed figures sit behind REIC membership

Both are linked in full under Sources. With a specific building in mind, how to negotiate rent in Thailand matters more than any area average, and how deposits work here is the part that costs people money.

Who Asoke suits

Suits you ifLook elsewhere if
Your week involves both the Sukhumvit corridor and the Silom or Ratchada side of the cityYou only ever travel on one line - you are paying for a connection you will not use
You fly often and want Makkasan one MRT stop awayYou want a quiet residential street more than a short commute
You want a large park you can actually walk to from central SukhumvitYou have children and want a school-run walk rather than a junction crossing
You would take a busy address in exchange for never being stranded by one lineSquare metres per baht is your main measure - the value belt further east does better

FAQ

Frequently asked questions

Where exactly is Asoke?

Asoke is a junction, not a district. It is the crossing of Sukhumvit Road and Asok Montri Road, inside Watthana district in central Bangkok. Asok Montri Road runs north from that junction towards Phetchaburi Road and the Saen Saep canal. The MRT operator's own station page for Sukhumvit station lists two of its three exits onto Asok Montri Road and the third onto Sukhumvit Road, which is the clearest official description of the junction you will find.

Is Asoke really the best-connected part of Bangkok?

For rail, yes, and it is not close. Asoke is where the BTS Sukhumvit Line and the MRT Blue Line physically meet: BEM lists Exit 3 of MRT Sukhumvit station as opening onto Sukhumvit Road at Asok BTS station. Almost nowhere else on the Sukhumvit corridor gives you two lines. One MRT stop north at Phetchaburi, Exit 1 reaches Makkasan, the Airport Rail Link station for Suvarnabhumi.

Do the BTS and MRT share a ticket at Asoke?

No. They are two separate companies - the BTS is operated by BTSC, the MRT Blue Line by Bangkok Expressway and Metro (BEM) - with separate fare systems. The interchange at Asoke is a physical connection between two networks, not one journey on one ticket. Budget for two fares if your commute uses both.

How much does it cost to rent in Asoke?

We will not quote a range we did not measure. On 6 September 2026 BAANLYY carried one available listing in Asoke: a 2-bedroom, 2-bathroom condominium of 86 sqm on the 24th floor, fully furnished, at 120,000 baht a month - roughly 1,400 baht per square metre per month. That is one unit in one building, not a market rate. For figures the Thai state stands behind, use the Department of Lands and Treasury Department appraisal lookup for a specific address, and REIC's quarterly condominium price index for the Bangkok trend.

What is the catch with living in Asoke?

You live on top of an interchange. The junction that gives you two rail lines also gives you the traffic, the crowds and the redevelopment that come with being the busiest node on Sukhumvit. Asoke sits directly beside one of Bangkok's best-known nightlife strips, and the buildings nearest the junction are close enough to hear it. The fix is not to avoid Asoke, it is to walk the specific soi at 11pm before you sign.
