Hang Dong is where people move when they want a house and a garden rather than a condominium unit. It is also the name of two different places in this province, and eleven subdistricts that have almost nothing in common. Start here before you view anything.

There are two places called Hang Dong, and listings do not tell you which

This is the first thing to know, and almost nobody says it. Hang Dong is a district (amphoe) on the south-west side of Chiang Mai city, and Hang Dong is also the name of one subdistrict within it. But there is a second Tambon Hang Dong entirely, inside Hot district — and Hot’s own subdistrict administration puts that district roughly 91 kilometres south of Chiang Mai city.

Both are honestly described as “Hang Dong, Chiang Mai”. Neither listing is lying to you. But one is a school run from the edge of the city and the other is a serious drive through the Ping valley, and a photograph of a garden looks the same either way.

The question that settles it in one line

Ask which amphoe the property is in — not which tambon. “Amphoe Hang Dong” is the district next to the city. “Amphoe Hot” is the other one. Get that answer in writing before you spend a morning driving to a viewing.

Eleven subdistricts, and they are not the same size

Chiang Mai Provincial Immigration publishes its own area of responsibility district by district — which makes it the authority on both questions a relocating reader actually has: which tambon an address sits in, and which office will handle the paperwork for it. Its page gives the province as 20,107.057 square kilometres across 25 districts and 204 subdistricts, and names eleven tambon in Hang Dong:

Hang Dong · Nong Kaeo · Han Kaeo · Nong Tong · Khun Khong · Sop Mae Kha · Ban Waen · San Phak Wan · Nong Khwai · Ban Pong · Nam Phrae.

That list is not decoration. These subdistricts differ enormously in size, and therefore in how rural they feel:

A sevenfold difference inside one district is the reason a rent or a price quoted “for Hang Dong” tells you very little on its own. The tambon is the unit that actually predicts what your daily life looks like.

No train anywhere in this province - so Hang Dong is a driving district

Chiang Mai has no metro and no skytrain. That is true of the city and it is emphatically true of an outer district like this one. There is no station to organise a search around, so the question stops being “how far from the station” and becomes “how far am I willing to drive, at the hour I would really drive it”.

Hang Dong is where people go for a house, a garden, a wall and a gate rather than a unit in a tower — and that trade is paid for in vehicle time. If you cannot ride a motorbike and will not drive a car, this district will be a much harder place to live than the city fringe suggests from a listing photograph.

One anchor worth knowing, because it is published by the organisation itself: the Night Safari Administration Organization — a Thai public organisation, not a private attraction — gives its own address as 33 Moo 12, Nong Khwai, Hang Dong, Chiang Mai 50230, with visitor hours of 11:00–22:00 and office hours of 08:30–16:30. That address is the cleanest single proof of how far north-east this district reaches: a state body on the Chiang Mai tourist circuit has a Hang Dong postcode.

An honest gap: we publish no distance and no drive time from the city centre to Hang Dong. No road-authority document giving one was obtained on 6 September 2026, and a drive time invented from a map is exactly the kind of claim that is wrong in rush hour and wrong again in burning season. Use getting around Chiang Mai for how the city moves, and car rental or motorbike rental to test the commute before you commit to it.

The air. Read this before anything else on the page

Air quality is the most consequential thing about living anywhere in northern Thailand, so it gets the strictest treatment here rather than a soothing paragraph near the bottom.

What we will not print, and why

We publish no PM2.5 number for Hang Dong. A PM2.5 value is a reading taken at one monitoring station at one hour; it is not a property of a district, and quoting one as though it described this area would mislead in both directions depending on the day you read this. We also publish no burning-ban dates: the Chiang Mai provincial announcement could not be obtained from the province’s own site on 6 September 2026, and news reports of ban dates are not a substitute for the announcement itself.

Do not read that silence as reassurance. Read it as an instruction to check the primary data yourself. The Pollution Control Department publishes live station readings for Chiang Mai, and that is the source to use — for the specific months you intend to be here, not as an annual average. The practical property consequence is different in a district of houses than in a district of condominiums, and it is rarely stated. A house has more openings, more doors and usually older windows than a sealed tower unit. Ask what the glazing is, whether the rooms can actually be closed, and what it would cost to run filtration in the rooms you sleep and work in. Those are answerable questions about a specific property. “How is the air in Hang Dong” is not.

What it costs - and where each number comes from

Three kinds of figure exist for this district, and they are worth very different amounts. We label which is which every time, and the source sits directly under the number.

1. Our own listing data — and we have none

BAANLYY carried no Hang Dong listings at all when this page was checked on 6 September 2026. Not a thin sample — nothing. So there is no band of ours to publish here, and we will not reprint someone else’s average as though we had measured it.

2. What the Thai state publishes. These are worth more than a portal average, because they are not estimates:

Because both are true. Hang Dong is a district (amphoe) on the south-west side of Chiang Mai city, and Hang Dong is also the name of one subdistrict inside it. But there is a second Tambon Hang Dong entirely, in Hot district, and that subdistrict administration's own site places Hot about 91 kilometres south of Chiang Mai city. That is roughly a sevenfold difference inside one district, which is why a rent quoted for Hang Dong tells you almost nothing until you know the tambon.

Do you need a car or motorbike to live in Hang Dong?

Realistically, yes. Chiang Mai has no metro and no skytrain anywhere in the province, and Hang Dong is an outer district of houses, moobaan and land rather than a walkable grid. There is no station to organise a search around, so the question becomes how far you are willing to drive to the things you use weekly. Plan on a vehicle, and drive the actual journey to your school, hospital or office at the hour you would really make it before you sign anything.

As a dated market survey rather than a measurement: DDproperty showed 146 properties for rent and 233 for sale in Hang Dong when we read it on 6 September 2026, with first-page asking rents of roughly 15,000 to 30,000 baht a month for two- to four-bedroom houses of about 100 to 300 square metres, and first-page asking prices from about 3.29 million baht for a four-bedroom house to 75 million for a large estate. Those are asking prices on one portal on one day - not achieved prices, and not an average.
