Ari is the low-rise, tree-lined counter-argument to Sukhumvit: small sois, independent cafes and a neighbourhood that stayed Thai while the expat corridor formed elsewhere. Here is what you gain, what you give up, and what we can honestly say about the cost.
Ari sits in Phaya Thai district, north of the city centre, built around Soi Ari — Phahonyothin Soi 7 — and the branch sois behind it. Over time the name has stretched to cover the surrounding grid rather than the one street it originally meant.
The BTS Sukhumvit Line runs above Phahonyothin Road itself, with BTS Ari between Sanam Pao to the south and Saphan Khwai to the north. That elevated line is the reason Ari works as a commuter neighbourhood at all, because the road beneath it is a fast arterial rather than a street you would choose to walk along.
| The street | What it means for you |
|---|---|
| Phahonyothin Road | The arterial. Fast, wide, and where the BTS runs - convenient to ride, unpleasant to walk |
| Soi Ari (Phahonyothin Soi 7) and its branch sois | The neighbourhood proper. Low-rise, narrow, walkable, where the cafes and most homes are |
| The Ari Samphan sois | A quieter adjoining pocket that shares the character and the postcode reputation |
| BTS Ari (Sukhumvit Line) | One station, one line, above Phahonyothin. There is no MRT here |
Buildings, towers and current stock sit on the Ari area page.
The thing Ari has that central Sukhumvit does not is scale. The sois are narrow, the buildings are mostly low- and mid-rise, there are trees, and the shops are small and independent rather than podium retail. It is a neighbourhood you can wander in, which is rarer in Bangkok than the brochures suggest.
The cafe density is genuinely high and is what draws remote workers, but the more durable draw is that Ari never stopped being a Thai residential area. You are living among neighbours rather than among other people’s two-year postings. For some people that is the whole point; for others it is a daily language barrier at the laundry.
The building stock reflects the age of the area: a lot of older low-rise apartments and townhouses, some newer mid-rise condominiums, and comparatively few large towers with full facility decks.
| The problem | Why it happens |
|---|---|
| One line, one station | BTS Ari is on the Sukhumvit Line only, with no MRT interchange in the neighbourhood. A line problem becomes a road journey on a congested arterial |
| The arterial is not a street | Phahonyothin is wide and fast. Your soi may be charming while the road you have to cross to reach the station is not |
| Thinner international services | The supermarkets, clinics, schools and English-speaking services that cluster on Sukhumvit are not concentrated here |
| Older, lower-rise stock | Fewer buildings with modern facilities, and more variation in lifts, air conditioning, insulation and internet provision. Inspect the specific unit |
| Rain and drainage | Bangkok arterials and their side sois can hold water in heavy rain. We have not measured Ari - see the note below |
We have not surveyed drainage in Ari and will not print a figure we did not take. Drainage is the Bangkok Metropolitan Administration’s remit; to assess one building rather than an area, use our flood-risk property checklist.
We carried no listings in Ari on the day this page was written. We are not going to fill the gap with a central Sukhumvit number: Ari is a different sub-market, on a different arterial, with a different building age profile, and a borrowed figure would be worse than no figure. When we have stock here, this section will carry real units with a date on them.
What the Thai state publishes, and what each figure actually means:
| Official figure | What it is, and what it is not |
|---|---|
| Land and building appraisal value (Department of Lands / Treasury Department) | The state's own valuation for a specific plot or unit, searchable by the public. It underpins transfer taxes and fees. It is not a market price and is usually below one |
| REIC condominium price index, Bangkok and vicinity | The Real Estate Information Center's quarterly index for new condominiums under sale. Latest published quarter at the time of writing: Q2 of B.E. 2569, released 7 July 2026. Detailed figures require REIC membership |
Both are linked under Sources below. For a specific building, how to negotiate rent in Thailand and how deposits work here will change your outcome more than any area average.
BTS Ari puts you on the Sukhumvit Line, which is the same line that runs down through Siam and along Sukhumvit Road — so central Sukhumvit is a direct ride, just a longer one than people expect from a map. Northbound it runs on toward Mo Chit and the Chatuchak end of the city.
Within the neighbourhood you walk. Between the neighbourhood and anywhere else you take the train, because Phahonyothin traffic is the reason the train exists.

| Suits you if | Look elsewhere if |
|---|---|
| You want a walkable, low-rise neighbourhood rather than a corridor of towers | You want international supermarkets, clinics and schools within a few minutes |
| You work remotely and will actually use the cafes and the daytime quiet | Your commute or your child's school is on the Sukhumvit corridor |
| You are comfortable living in a Thai residential area rather than an expat one | You want an English-speaking service layer around you by default |
| You would trade tower facilities for character and older, larger, cheaper space | You want a new building with a full facility deck and a management office that answers in English |

Ari is a grid of low-rise sois off Phahonyothin Road in Phaya Thai district, north of central Bangkok. Soi Ari is Phahonyothin Soi 7, and the name has spread to cover the surrounding streets. BTS Ari on the Sukhumvit Line runs above Phahonyothin Road itself, between Sanam Pao to the south and Saphan Khwai to the north.
We cannot tell you from our own data. On 6 September 2026 BAANLYY carried no listings in Ari at all. Rather than borrow a Sukhumvit figure - a different sub-market on a different road - we send you to the Department of Lands and Treasury Department appraisal-value lookup for a specific address, and to REIC's quarterly condominium price index for the Bangkok-and-vicinity trend.
Space, trees and a lower-rise scale. Ari is a neighbourhood of small streets, independent cafes, shophouses and mid-rise buildings rather than a corridor of towers, and it stayed a residential Thai neighbourhood while Sukhumvit became an expat corridor. People who find central Sukhumvit relentless tend to like it. The cost is convenience: fewer international services, one rail line, and a longer trip to the Sukhumvit hospital and school cluster.
It has one BTS station and no MRT, so you are on a single line. Phahonyothin is a wide, busy arterial that is unpleasant to walk along, which means your soi may be lovely while the road you must cross is not. The residential stock skews older and lower-rise, so building facilities are often thinner than in a new Sukhumvit tower. And the density of international supermarkets, clinics and schools that Sukhumvit takes for granted is simply not here.
It is one of the more popular Bangkok neighbourhoods for people who work from cafes, because the cafe density is high, the streets are walkable at a human scale, and it is on the BTS. Confirm two practical things for any specific building before you sign: the actual internet service available in that building, and whether the unit is quiet in the daytime, since older low-rise stock varies a great deal on both.
The area page carries Ari’s buildings and towers, and any listing the moment it goes live. We publish what we actually have.
