The relaxed coastal town beside U-Tapao airport — quiet beaches, an EEC job market and family value, just south of the Pattaya belt.
Ban Chang sits just over the provincial line into Rayong, immediately south of U-Tapao International Airport and about 40 minutes from central Pattaya. Long a base for expat professionals working in the Eastern Economic Corridor's industrial estates — Map Ta Phut, engineering, aviation and petrochemical employers are all close — it has grown into a settled family town with clean, quiet beaches, an international school and a genuine local community.
Compared with Pattaya it is calmer, cheaper and more residential, trading nightlife and buzz for space, value and easy airport access. It suits families and working professionals who want a coastal base near their EEC job or the airport, and who are happy to drive to Pattaya for bigger shopping and entertainment. Payoon and the town beaches are pleasant and far less crowded than the Pattaya coast.

Ban Chang is a coastal town in Rayong province, just south of U-Tapao airport and about 40 minutes from central Pattaya. It is not part of Pattaya itself but sits firmly in the greater Pattaya-EEC commuter belt, which is why relocating professionals and families often consider it alongside the south coast.
Mainly work and value. It is minutes from U-Tapao airport and the EEC's industrial estates, so it is popular with engineers, aviation and petrochemical professionals and their families. Beaches are quiet and clean, houses and condos are cheaper than Pattaya, and there is a settled local and expat community.
It is good value: one-bedroom condos run roughly ฿8,000-15,000 a month, two-bedrooms about ฿14,000-28,000 and family houses ฿20,000-45,000, depending on how new the build is and how close to the beach or airport. The market is smaller than Pattaya's, so choice is more limited.
