East Pattaya — the inland suburbs of Nong Prue, Huay Yai and the eastern fringe — is where the houses are. Away from the beach and the high-rises, this is a sprawl of gated villages, detached pool villas and townhouses, offering far more space and the best value per square metre anywhere in the city. It is the default choice for families and long-stay residents who want a garden, a private pool and room to breathe rather than a condo.

The area is built around the car: wide roads, big-box retail (Makro, HomePro, Big C), several of the region's golf courses and Mabprachan Lake. International schools like Regents are out here too, which keeps relocating families close to both campus and affordable family homes. The trade-off is distance — the beach and nightlife are a 15–20 minute drive — but for space, schools and value, East Pattaya is unmatched.
