Pattaya is the most convenient beach base in Thailand: under two hours from Bangkok and its airports by car, with one of the country's deepest supplies of affordable sea-view condos. It has a frank reputation for nightlife, but the city has quietly broadened into family suburbs, retiree enclaves and quieter beach towns to the north and south. For someone who wants the sea, Bangkok access and low condo prices in one package, it is hard to beat.

A real, slightly rough-edged city rather than a resort island. The central beach road is loud and touristy, but a short drive north to Naklua/Wongamat or south to Jomtien and Pratumnak finds calmer, residential, sea-view living. A very large and long-established foreign community means services are abundant and cheap.

04What it costs

05Getting around
No rail within the city; the iconic baht-bus (songthaew) loops the main routes cheaply, and Grab/Bolt and motorbikes cover the rest. Many residents keep a car or motorbike. Bangkok's Suvarnabhumi airport is roughly 90 minutes away, and U-Tapao airport is closer still — making travel genuinely easy.

JomtienThe long, calmer beach south of the centre — the classic affordable condo-and-retiree zone; very expat-friendly.
Pratumnak HillQuiet, leafy and central between Pattaya and Jomtien — upscale, popular with longer-term residents.
Naklua & Wongamat (north)The most residential and upscale beach area — calmer, family-friendly, nicer sand.
Central PattayaWalking Street, malls and nightlife — convenient and cheap but loud; few pick it for quiet living.

07Practical setup
- Healthcare: strong private hospitals (e.g. Bangkok Hospital Pattaya) plus many clinics serving the large foreign community.
- Schools: a handful of international schools (British/IB), fewer than Bangkok or Phuket but adequate for many families.
- Internet: fast cheap fibre throughout; growing number of coworking spaces.
- Bangkok access: the standout advantage — day trips and airport runs are easy, so you keep big-city options without big-city living.
