Frequently asked questions

Can a tenant leave a Thai lease early?

A tenant can ask to terminate early, but the financial and notice consequences depend on the lease, the facts and applicable law. Do not assume the deposit is the only amount at risk.

Is the security deposit automatically forfeited?

No universal answer applies. The lease, documented losses, unpaid obligations and applicable consumer rules matter. Any deduction should be explained and supported.

Can a replacement tenant reduce the loss?

The parties can agree to a replacement-tenant process. Record who screens the applicant, who pays fees and when the original tenant is released.

Should termination be verbal or written?

Use written notice and obtain a signed termination agreement or clear written acceptance that states the final date, money, handover and release terms.

What if the property is unsafe or materially defective?

Document the condition, prior repair requests and professional or official evidence. Obtain legal advice before withholding rent or leaving on the assumption that the lease automatically ends.
