Property lawyers and conveyancers run due diligence on a title, draft or review purchase and lease contracts, verify a developer or landlord, and represent your interests at the Land Office. Foreigners use an independent lawyer — one not connected to the seller or agent — to navigate foreign-ownership rules (e.g. the condominium foreign-quota and FET requirements) and to avoid costly mistakes.

What it typically costs

Conveyancing is usually a fixed fee or a small percentage of the price for a purchase, with separate charges for extra due diligence or disputes. It's modest next to the price of the property and the cost of getting a title or contract wrong — engage the lawyer before you pay a deposit.

Do I need a lawyer to buy a condo in Thailand?It's strongly advisable. An independent lawyer verifies the title, confirms the unit sits within the building's 49% foreign-ownership quota, checks the contract, and ensures the FET paperwork for your funds is correct for Land Office registration. Independent or the agent's lawyer?Always use a lawyer who acts for you alone. A lawyer paid by the seller or agent has a conflict of interest. Independence is the entire value of the safeguard.
